Lead a Property Accounting Team at Triovest

Triovest, a leading Canadian commercial real estate company, is seeking a seasoned Senior Property Accounting Manager to lead its property accounting team. As a key member of our team, you will be responsible for overseeing full-cycle accounting activities for a commercial portfolio, including monthly and quarterly financial statements, annual operating costs and tax recovery reconciliations, and more.

Key Responsibilities:
  • Provide leadership, direction, coaching, and mentorship to develop and motivate a high-performance team, including hiring, training, goal setting, and succession management.
  • Ensure timely and accurate completion of annual activities such as property budgets, final operating cost recovery adjustments, annual property taxes, and property audits.
  • Participate in the planning process for timing and completion of annual and monthly activities, including forecasts, annual budgets, audits, annual operating cost recovery adjustments, property taxes, monthly cut-off schedules, and monthly reporting.
  • Review direct team activities to ensure desired results are achieved according to deadlines, accounting standards, standard operating procedures, and policies/requirements.
  • Responsible for timely completion of property accounting activities, including month-end, quarter-end, year-end, operating cost audits, recoveries, budgets, and forecasts.
  • Proactively identify and analyze opportunities for improving quality, effectiveness, and efficiency of team deliveries and implement solutions to achieve optimal results.
  • Liaise with property management, asset management, and other functional groups to ensure property accounting team delivers responsive, top-tier service and provide assistance and support as required.
  • Work with internal and external auditors on operational reviews and audits, as well as audit working papers, financial statement audits, and operating cost audits for tenants.
  • Support positive team dynamics and culture, including a positive, open, team-focused work atmosphere.
  • Support with new property setup, analysis, and follow-up of complex and/or outstanding issues, such as clearing balance sheet reconciliations as required.
  • Support with property onboarding and offboarding, including helping to prepare final operating statements, distributions, tax reconciliation, bank accounts, and other acquisition and disposition-related activities.
  • Provide expert knowledge on property accounting and act as a go-to resource for the team.
  • Actively contribute to process improvement ideas and lead or participate in special projects for the ongoing advancement of best-in-class capabilities and service excellence.
  • Review and approve financial accounting working papers to ensure effective property accounting, including follow-ups and resolutions as required for best-in-class service and for both internal and external auditors.
  • Deliver service excellence to all clients, tenants, and team members.
Qualifications & Attributes:
  • Professional accounting designation (CPA) is an asset combined with a post-secondary degree in a related discipline.
  • A minimum of 5 years of progressive accounting experience in the commercial real estate, preferably from an asset manager/owner/3rd party manager.
  • Proven ability to train, mentor, and oversee junior accounting staff, ensuring accuracy and completion of deliverables to clients.
  • Adept at conducting thorough reviews of junior staff's accounting work, providing constructive feedback, and implementing necessary corrections to maintain accuracy and compliance.
  • Expertise in CAM and Tax recoveries calculations for Office, Industrial, and Retail tenants.
  • Exceptional attention to detail with a focus on achieving high-quality outcomes and meeting deadlines.
  • Aptitude in identifying, analyzing, and solving problems with sound decision-making skills.
  • Knowledge of commercial property accounting software such as Yardi.
  • Strong interpersonal skills with an outstanding level of integrity that will gain the trust and respect of staff and external stakeholders.
  • Demonstrated organizational skills, and the ability to effectively prioritize in a demanding, high-paced environment.
  • Ability to communicate complex accounting concepts clearly and effectively to junior staff, fostering a collaborative and supportive team environment.
  • Ability to resolve complex issues and unforeseen obstacles quickly and efficiently.
