We are seeking an experienced Site Superintendent to join our team at THMR Development Inc.

**Location**: The successful candidate will be required to travel throughout the Durham Region, utilizing their personal vehicle.

**Job Type**: Part-time position, 4 hours per day, Monday to Friday, with flexibility for weekend work as needed.

The estimated annual salary for this role is approximately $46,080 (based on a 20-hour workweek and $22/hour wage), plus mileage allowance.

Key Responsibilities

  • Supervise and coordinate the work of maintenance personnel, contractors, and vendors.
  • Conduct regular property inspections to assess maintenance needs, safety concerns, and regulatory compliance.
  • Perform hands-on maintenance tasks, including minor repairs and equipment maintenance.
  • Develop and implement maintenance plans to ensure optimal building system performance.
  • Maintain accurate records of maintenance activities, inspections, and repairs.
  • Monitor and manage property budgets, expenses, and resources effectively.
  • Enforce property rules, regulations, and lease agreements, addressing any violations or disputes as needed.
  • Collaborate with property managers, leasing agents, and other team members to ensure high tenant satisfaction and retention.
  • Respond promptly to tenant inquiries, concerns, and maintenance requests, resolving issues in a timely and satisfactory manner.

Qualifications

  • Minimum 5 years of experience as a Superintendent or similar role.
  • Bachelor's degree or equivalent experience in property management, construction management, or a related field.
  • Hands-on experience with property maintenance and repair tasks.
  • Strong knowledge of building systems and relevant regulations.
  • Excellent interpersonal and communication skills.
  • Ability to prioritize tasks, manage multiple responsibilities simultaneously, and meet deadlines.
  • Proficiency in Microsoft Office.
  • Valid driver's license and reliable access to a vehicle.
