Job Summary

Responsibilities
  • Work Order Management: Process and prioritize work orders, ensuring timely completion and closure through our online Maintenance Portal.
  • Maintenance Coordination: Facilitate work order submissions, log maintenance requests, and collaborate with the team to resolve resident issues efficiently.
  • Repair Scheduling: Under the direction of the Manager, schedule repairs with contractors, notify residents, and perform daily audits of outstanding work orders.
  • Inventories and Supplies: Manage materials and submit orders to replenish stock as needed.
General Maintenance Duties:
  • Perform tasks such as changing faucets, taps, toilets, valves, showerheads, tap washers, plunging toilets, using a snake, changing a P-trap, flex line, leaks, etc.
  • Replace smoke detectors, light switches, fluorescent tubes, receptacles, fuses, fixtures, ceiling fans, stove elements, oven elements, etc.
  • Test generators.
  • Change countertops, door locks, mail locks, doors, closets, cupboards, shelves, door closers, cabinets, kick plates, towel bars, hinges, drawer slides, cracks/holes in drywall, etc.
  • Conduct weekly maintenance walks.
  • Repair and report common area deficiencies, including faulty door closures, light bulbs, plaster blisters, graffiti and vandalism, tile repairs, carpet repairs, etc.
  • Reset fire alarms, operate fire extinguishers, inspect fire systems, and complete daily and weekly fire log books.
Requirements and Qualifications
  • Proficiency in computer software.
  • Excellent mobility and communication skills.
  • Background in mechanics or related field.
  • Cleaning skills and attention to detail.
  • Organizational abilities and patience when dealing with residents.
Benefits and Opportunities

We offer a competitive salary range of $45,000 - $60,000 per year, depending on experience, as well as an excellent benefits package and opportunities for advancement within our organization.
