Role Overview


A facilities maintenance specialist is needed at Ainsworth, a dynamic company with an unprecedented growth rate.


The successful candidate will play a vital role in maintaining exceptional service and best-in-class resident experience through timely and efficient maintenance in parking, exterior, and amenity areas of the property.


This position requires regularly scheduled on-call responsibilities after business hours, including statutory holidays. The ideal candidate should be able to work independently and as part of a team, communicating effectively with residents and colleagues.



Main Responsibilities:

  • Provide excellent customer service to residents, addressing their concerns and complaints in a timely and professional manner.
  • Cleanliness duties, including litter pick-up, sweeping, shoveling, pressure washing, or as assigned by the supervisor.
  • Promote a safe and clean environment by performing daily checks and reporting any hazards or issues.
  • Monitor and adjust irrigation systems for optimal efficiency, ensuring minimal water waste.
  • Maintain the pool, hot tub, and sauna areas, adhering to all safety protocols.
  • Ensure garbage and recycling bins are emptied regularly, promoting a healthy and sustainable environment.
  • Support the Resident Experience Manager in enforcing rules and regulations, fostering a positive community atmosphere.
  • Perform snow removal duties in a timely and efficient manner, keeping the lobby entrance clear and safe.
  • Handle and store hazardous materials responsibly, following all safety guidelines and protocols.
  • Collaborate with vendors and contractors to ensure smooth project execution.
  • Complete work orders and turnover maintenance tasks accurately and efficiently.
  • Conduct daily vacant suite checks, identifying and addressing any issues promptly.
  • Maintain a high level of occupational health and safety standards, ensuring all mechanical areas are clean and safe for occupants.
  • Educate yourself on all mechanical equipment and systems, taking ownership of regular maintenance and repairs.
  • Test elevators regularly, ensuring proper functionality and safety features.
  • Manage hazardous materials and respond promptly to environmental hazards, upholding the company's commitment to sustainability.
  • Report breaches of the property's rules and regulations, contributing to a safe and respectful living environment.
  • Assist with receiving deliveries and assembling items as required, demonstrating flexibility and adaptability.
  • Foster excellent resident relations by employing a customer-service-based approach, resolving issues promptly and professionally.
  • Participate in resident and staff community support events, reinforcing the company's inclusive culture.
  • Document all work order activities accurately and efficiently using Yardi software.
  • Maintain a seasonal snow removal log, tracking all activities and updates.
  • Stay up-to-date with all Safety Data Sheets and adhere to OSHA rules and regulations, prioritizing employee and resident safety.
  • Keep accurate records of maintenance activities, files, and documentation, adhering to established procedures.
  • Attend mandatory training sessions, expanding your skills and knowledge to excel in this role.
  • Set and achieve personal goals within Dayforce, collaborating with your leader to review progress and make adjustments.


Requirements:

  • High school diploma supplemented with OHSA, WHMIS, and First Aid certifications.
  • Broad knowledge of basic building systems and general maintenance techniques, with a focus on customer service.
  • Minimum one year of experience in basic property maintenance, with a preference for those in the property management or hospitality industry.
  • Ability to communicate effectively and professionally, developing strong relationships with team members and residents.
  • Fluent English skills (oral and written).
  • Ability to allocate time effectively, working under pressure and handling multiple demands and competing priorities.
  • Physical ability to lift at least 50 pounds and perform repetitive movements.
  • Personal hand tools may be required for specific tasks.
  • Experience with apps on handheld devices.
  • Criminal verification check required for employment.
