Live-in Maintenance Technician

Realstar is seeking a highly skilled and experienced Live-in Maintenance Technician to join our team. As a key member of our maintenance team, you will be responsible for ensuring the proper physical maintenance of our properties, including the grounds.

Responsibilities:

  • Assist in cleaning and maintaining the property, including the grounds.
  • Perform routine maintenance tasks, including repairs and replacements of equipment and fixtures.
  • Ensure that all systems, including plumbing, electrical, and HVAC, are functioning properly.
  • Conduct daily visual inspections of all mechanical, HVAC, and sprinkler systems.
  • Supervise service providers and contractors, and oversee the quality of work performed.
  • Coordinate with the Property Manager to ensure scheduling of contractors and staff for maintenance of the property.
  • Conduct pre-inspections of vacant suites to ensure they are prepared for new residents.
  • Perform snow and ice removal, salting of all entrances, walkways, and rooftop accesses, and maintenance of snow removal log books.
  • Handle garbage and recycling bins, and perform general maintenance of underground garage and parking levels, service rooms, foyers, patios, and rooftops.
  • Water gardens and lawns, and pick up loose garbage around the exterior of the property.

Requirements:

  • Background in residential property management or related business experience.
  • Strong customer service and selling skills.
  • Excellent communication skills to deal with residents, prospects, colleagues, and trades.
  • Management skills to coach, train, and motivate staff, and develop a team environment.
  • Maintain a professional and presentable appearance at all times.
  • Basic computer and keyboarding skills.
  • Ability to perform minor repairs and aptitude for mechanical systems.
  • Demonstrated cleaning skills.
  • Ability to lift and push heavy objects, including garbage bins, furniture, and appliances, or perform snow removal duties, sometimes for extended periods of time.
