The Building Operator, Level 2 is an intermediate-level building operator providing operational and technical support as a member of a building operations team. The Building Operator, Level 2 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands.
Key Responsibilities
- Assist building supervisors, maintenance mechanics, and building superintendents with installation and repair of mechanical systems.
- Install, repair, and maintain climate control and other mechanical systems within a building or portfolio.
- Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
- Perform general maintenance, including housekeeping such as sweeping, litter pick-up, shoveling, and pressure washing.
- Assist with environmental assessments and reporting.
- Participate in corporate occupational health and safety programs.
- Assist with waste, recycling, and hazardous materials issues.
- Monitor computerized control systems.
- Respond to tenant service requests.
- Assist with insurance and risk management inspections, remedial actions, and reporting.
- Stay current and up-to-date with new industry practices, legislative changes, and new technologies.
Sustainability Focus
- Continually seek opportunities to improve energy consumption.
- Quickly respond to and manage environmental hazards.
- Consider sustainability when evaluating options for replacement equipment.
- Participate in tenant and staff community support events as appropriate.
Requirements
- 4th Class Power Engineer (or equivalent).
- A minimum of 3 years direct work experience in a junior or intermediate position in commercial high-rise building operations.
- A valid driver's license.
- Intermediate-level skills in Microsoft Office.
The ideal candidate will possess excellent communication and problem-solving skills, with the ability to work effectively in a fast-paced environment. They will be a self-motivated team player who is committed to personal growth and ethical integrity.
