The Building Operator, Level 2 is an intermediate-level building operator providing operational and technical support as a member of a building operations team. The Building Operator, Level 2 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands.

Key Responsibilities

  • Assist building supervisors, maintenance mechanics, and building superintendents with installation and repair of mechanical systems.
  • Install, repair, and maintain climate control and other mechanical systems within a building or portfolio.
  • Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
  • Perform general maintenance, including housekeeping such as sweeping, litter pick-up, shoveling, and pressure washing.
  • Assist with environmental assessments and reporting.
  • Participate in corporate occupational health and safety programs.
  • Assist with waste, recycling, and hazardous materials issues.
  • Monitor computerized control systems.
  • Respond to tenant service requests.
  • Assist with insurance and risk management inspections, remedial actions, and reporting.
  • Stay current and up-to-date with new industry practices, legislative changes, and new technologies.

  • Participate in tenant and staff community support events as appropriate.

Requirements

  • 4th Class Power Engineer (or equivalent).
  • A minimum of 3 years direct work experience in a junior or intermediate position in commercial high-rise building operations.
  • A valid driver's license.
  • Intermediate-level skills in Microsoft Office.

The ideal candidate will have excellent communication and problem-solving skills, with the ability to work effectively in a team environment. They will be able to allocate their time effectively, manage tight deadlines, and work under pressure to achieve quality results. The candidate will also be able to handle multiple demands and competing priorities, be adaptable to new ideas, and embrace changes. They will be results-oriented, detail-focused, and able to work in an environment subject to moderate to high levels of stress in emergency or conflict situations. On occasion, they may be required to attend to or provide direction during after-hours emergency situations. They will be able to exert moderate physical effort and move quickly in emergency situations. They will thrive in a busy working environment and have sound administrative and organizational skills. They will be able to resolve problems using facts and sound reasoning, and achieve goals using logical and strategic approaches to resolving challenges.
