The Building Operations Specialist is an intermediate level professional providing operational and technical support as a member of a building operations team. The role may involve being a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands.

The primary objective of the Building Operations Specialist is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Key Responsibilities

  • Assist building supervisors, maintenance mechanics and building superintendents with installation and repair of mechanical systems.
  • Install, repair and maintain climate control and other mechanical systems within a building or portfolio.
  • Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems.
  • Perform general maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
  • Assist with environmental assessments and reporting.
  • Participate in corporate occupational health and safety program.
  • Assist with waste, recycling and hazardous materials issues.
  • Monitor computerized control systems.
  • Respond to tenant service requests.
  • Assist with insurance and risk management inspections, remedial actions and reporting.
  • Remain current and up to date with new industry practices, legislative changes and new technologies.

  • Consider sustainability when evaluating options for replacement equipment.
  • Participate in tenant and staff community support events as appropriate.

Qualifications

The Building Operations Specialist shall have the following technical qualifications or industry equivalency:

  • 4th Class Power Engineer (or equivalent).
  • A minimum of 3 years direct work experience in junior or intermediate position in commercial high rise building operations.
  • A valid drivers license.
  • Intermediate level skills in Microsoft Office.

They will ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion. They will have sound administrative and organizational skills.

They will be able to resolve problems using facts and sound reasoning. They will be able to achieve goals using logical and strategic approaches to resolving challenges.
