Asset Manager, Commercial Asset Management

Fengate Asset Management is seeking a highly skilled Commercial Real Estate Asset Manager to join our team. As a key member of our Commercial Asset Management team, you will be responsible for developing and implementing comprehensive strategies for individual assets within our portfolio.
Key Responsibilities- Portfolio Management: Assist with the management of our commercial investment portfolio, ensuring the achievement of investment objectives and the optimization of asset value.
- Strategic Planning: Develop and implement comprehensive strategies for individual assets, focusing on leasing profile, property upgrades and improvements, life cycle maintenance plans, and capital structure.
- Property Oversight: Provide oversight at the property level to ensure economic viability and competitiveness of the properties within existing markets.
- Business Planning: Carry out regular on-site reviews of the assets to review and improve business plans, ensuring alignment with company objectives.
- Budgeting and Forecasting: Assist with the annual budget process, working collaboratively with internal and third-party property management and leasing teams to develop operational and capital annual plans for each asset.
- Capital and Operational Maintenance: Monitor capital and operational maintenance requests to ensure they are in-line with budget, operational expectations, and best practices.
- Financial Performance Analysis: Continuously review and compare historical and forecasted financial performance against key metrics, underwriting parameters, and comparison to budget.
- Market Research: Understand each asset and portfolio's competitive market positioning relative to quality and value, rents, lease terms, and occupancy, and monitor market trends in financial and supply/demand fundamentals.
- Value Creation: Continuously look for opportunities to create value, develop business cases for implementation, including financial analysis, and make recommendations accordingly.
- Experience: 5 years of related experience in real estate, with a preference for candidates with specific knowledge and experience managing investments.
- Education: Undergraduate degree in commerce, finance, economics, accounting, actuarial science, engineering, or other relevant technical discipline.
- Skills: Proficiency in Excel and financial modeling, experience with Yardi is considered an asset.
- Professional Designations: CA, CFA, AACI, MBA, or equivalent post-graduate education, and other relevant professional designations are considered an asset.
- Knowledge: Knowledge of real estate industry, including general market practice and standards.
- Attention to Detail: Exceptional attention to detail in financial analysis and forecasting.
- Business Acumen: Strong business acumen and judgment, including negotiation, persuasion skills, and diplomacy.
- Communication Skills: Excellent interpersonal and communication skills, both written and verbal, with emphasis on relationship building skills with lenders, developers, brokers, technical advisors, and legal advisors.
- Leadership Skills: Ability to provide direction to third-party property management companies.
- Collaboration Skills: Ability to work collaboratively with cross-functional teams, building consensus, communicating effectively, and contributing to a positive, growth-oriented work culture.
- Analytical Skills: Keen analytical skills and proven ability to readily recognize, investigate, interpret, and communicate areas of risk and opportunity in real estate.
- Results-Oriented: Self-starter with the ability to independently start/complete projects, results-oriented with the ability to prioritize and manage multiple tasks and responsibilities, maintaining attention to detail.
