About the Role

Fengate Asset Management is seeking a highly skilled Asset Manager, Portfolio Optimization to join our team. As a key member of our Commercial Asset Management group, you will be responsible for developing and implementing comprehensive strategies for individual assets within our portfolio.

Key Responsibilities
  • Portfolio Management: Assist with the management of our commercial investment portfolio, including the development and implementation of strategies for individual assets.
  • Asset Optimization: Provide oversight at the property level to ensure economic viability and competitiveness of the properties within existing markets, and address areas of improvement.
  • Business Planning: Carry out regular on-site reviews of the assets to review and improve business plans, and assist with the annual budget process.
  • Financial Analysis: Monitor capital and operational maintenance requests to ensure they are in-line within budget, operational expectations, and best practices, and assess impact on cash flows.
  • Market Research: Understand each asset and portfolio's competitive market positioning relative to quality and value, rents, lease terms, and occupancy, and monitor market trends in financial and supply/demand fundamentals.
  • Value Creation: Continuously look for opportunities to create value, develop business cases for implementation, including financial analysis, and make recommendations accordingly.
Requirements
  • Experience: 5 years of related experience with real estate, with a preference for candidates with specific knowledge and experience managing investments.
  • Education: Undergraduate degree in commerce, finance, economics, accounting, actuarial science, engineering, or other relevant technical discipline.
  • Skills: Proficiency in Excel and financial modeling, experience with Yardi, and knowledge of real estate industry including general market practice and standards.
  • Qualifications: CA, CFA, AACI, MBA, or equivalent post-graduate education, and other relevant professional designations.
