Maintenance Supervisor Job Description

The Maintenance Supervisor is a key member of our team at The Salvation Army, responsible for ensuring the upkeep and maintenance of our facilities and properties. This role requires a high level of attention to detail, excellent communication skills, and the ability to work independently and as part of a team.

Key Responsibilities:
  • Develop and implement operational plans for maintenance, including benchmarks for services and preventative scheduling for structures and mechanical systems.
  • Ensure a professional level of maintenance of all property and equipment, adhering to requirements of Territorial Headquarters and relevant government standards.
  • Meet regularly with the Camp Executive Director to inform, plan, and discuss issues pertaining to the maintenance of all facilities.
  • Work with the Camp Executive Director to secure contracts for projects, including quote submission and approvals.
  • Maintain a list of qualified contractors for trades and services.
  • Ensure contractors provide required proof of insurance and WSIB.
  • Communicate regularly with contractors and suppliers to ensure projects are completed on time and on budget, and contractor invoices are submitted for timely payment.
  • Under the direction of the Camp Executive Director, carry out general maintenance of the property.
  • Undertake minor renovation projects, including drywalling, carpentry, minor electrical repairs, painting, and plumbing.
  • Follow preventative maintenance plans (daily, weekly, and monthly) as directed by the supervisor and keep accurate and up-to-date maintenance records.
  • In the absence of the supervisor, connect with contractors who have been scheduled to provide service while on property.
  • Identify and report to the supervisor any repairs that may require an external service provider.
  • Check doors and windows to ensure building security.
  • Receive delivery of major goods as required.
  • Provide janitorial services for the administration building, including weekly office cleaning.
  • Restock washroom supplies and distribute received material as required.
  • Requires lifting, pulling, and pushing by applying force 50 pounds or awkward objects regularly.
Supervision:
  • Demonstrate work methods and check results of the work performed by maintenance workers.
  • Aide in fulfilling mission objectives by supervising team members and organizing and monitoring work processes.
  • Aide team members by coaching, counseling, and coordinating schedules.
Health and Safety:
  • Work in compliance with OH&S Act and Regulations and abide by The Salvation Army's health and safety policies and procedures.
  • Responsible for the following, work in compliance with the Ontario Health & Safety Act and Regulations, use personal prescribed safety equipment and clothing as directed by the employer, report workplace hazards, dangers, injuries or illness, work in a manner as required by the employer, and report workplace injuries or illness.
  • Monitor and report regularly any concern regarding adherence to the acceptable health standards and that physical property is maintained, arranging for repairs as necessary.

Perform other related duties as required.

Working Conditions:

  • This is a permanent full-time position based on 40 hours per week with an unpaid 30-minute meal break.
  • Schedule may vary according to requirements of responsibilities – some weekend and evening work may be required.
  • The incumbent's work environment is typically in all entire facility and designated properties.
  • The performance of the job requires operating industrial cleaning equipment and tools, frequent twisting, bending, crouching, and reaching are required occasional ladder work and fine motor skills; and the ability to lift/move up to 50 pounds as required.
  • Travel required up to 30-40% of time between campuses, to purchase required stuff, etc.

Normal hours of work – Hours of work and work schedule will be determined in consultation with the supervisor. Shifts could include days, evenings, and afternoons, weekdays, and weekends.

Qualifications and Education Requirements:

  • Completion of Secondary School Diploma or College Diploma (2-3 academic years) or equivalent.
  • Post-secondary education or training in building, property, or trades management will be considered as an asset.
  • Ability and willingness to provide a current Certification in Standard First Aid/CPR and Non-violent crisis intervention training.
  • Alternative combinations of education and experience may be considered.

Experience and Knowledge:

  • A minimum of three (3) years of prior related experience in various fields of maintenance and housekeeping, including supervisory experience in building and/or property management.
  • Working knowledge of building codes and regulations, occupational health and safety standards, electrical systems, and fire and emergency procedures.
  • Knowledge of building systems preferred.
  • Valid Ontario Class 'G' Driver's license, own vehicle, and insurance, a copy of a current driver's abstract for review and verification that is satisfactory to The Salvation Army, in its sole discretion, is required.

Skills and Capabilities:

  • Demonstrated professional maintenance skills in minor plumbing, electrical, carpentry, and painting.
  • Capable of operating hand and power tools.
  • Ability to work independently and in a team.
  • Ability to maintain confidentiality and willingness to sign confidentiality statement.
  • Strong oral and written communication skills.
  • Self-motivated and disciplined.
  • Good interpersonal skills and attentive listening skills.
  • Participate as an active and responsible team member in all work groups through which position responsibilities are achieved.
  • Represent the organization in a professional and engaging manner and assist personnel whom the position supports in developing those skills as required.
  • Participate in ongoing professional development and training.
  • Ability to undergo applicable screening and background checks successfully that are satisfactory to The Salvation Army, in its sole discretion (i.e., The Salvation Army Abuse Registry) and provide an original copy of a Background Check with vulnerable sector screening.
  • Ability and willingness to develop an understanding and support for the mission and purpose of The Salvation Army in Canada and its implications as related to position responsibilities.
