Accounting Team Leader

Join Triovest, a prominent privately-owned Canadian commercial real estate firm, as an Accounting Team Leader. This role is pivotal in guiding a property accounting unit through comprehensive accounting processes for a commercial portfolio, which includes the preparation of monthly and quarterly financial reports, annual operating cost reconciliations, tax recovery assessments, and budget planning.
KEY RESPONSIBILITIES
- Provide strategic leadership and mentorship to cultivate a high-performing team, encompassing recruitment, training, goal establishment, and succession planning.
- Ensure the timely and precise execution of annual tasks such as property budgeting, final operating cost adjustments, property tax assessments, and audits.
- Engage in the planning and execution of annual and monthly activities, including forecasts, budgets, audits, and reporting schedules.
- Oversee team activities to guarantee that objectives are met in accordance with deadlines, accounting standards, and established procedures.
- Manage the completion of property accounting tasks, including month-end, quarter-end, year-end processes, and operating cost audits.
- Identify and evaluate opportunities for enhancing the quality and efficiency of team outputs, implementing solutions for optimal performance.
- Collaborate with property management and asset management teams to ensure the accounting unit delivers exceptional service and support.
- Work alongside internal and external auditors during operational reviews and audits, ensuring compliance and accuracy.
- Foster a positive team culture that emphasizes collaboration and support.
- Assist with the onboarding and offboarding of properties, including the preparation of final financial statements and reconciliations.
- Serve as a subject matter expert in property accounting, providing guidance to team members.
- Contribute to process improvement initiatives and lead special projects aimed at enhancing service excellence.
- Review and validate financial documentation to ensure effective property accounting practices.
- Deliver exceptional service to clients, tenants, and team members.
QUALIFICATIONS & ATTRIBUTES
- Professional accounting designation (CPA) is advantageous, along with a relevant post-secondary degree.
- A minimum of 5 years of progressive accounting experience in the commercial real estate sector, ideally from an asset management or third-party management background.
- Demonstrated ability to train and oversee junior accounting personnel, ensuring accuracy and timely deliverables.
- Skilled in conducting thorough reviews of junior staff's work, providing constructive feedback to maintain compliance.
- Expertise in Common Area Maintenance (CAM) and tax recovery calculations for various tenant types.
- Exceptional attention to detail with a commitment to high-quality outcomes and meeting deadlines.
- Aptitude for identifying and resolving issues with sound judgment.
- Familiarity with commercial property accounting software, such as Yardi.
- Strong interpersonal skills and integrity to build trust with staff and stakeholders.
- Proven organizational skills and the ability to prioritize effectively in a fast-paced environment.
- Ability to communicate complex accounting concepts clearly to junior staff, fostering a collaborative atmosphere.
- Capacity to address complex challenges and obstacles efficiently.
