Position Summary
The Manager of Financial Services - Real Estate will be instrumental in promoting Dixon Hall's mission by upholding exceptional standards and fostering ongoing enhancements within the Finance department. This role is tasked with ensuring the effective execution of initiatives within the Supportive Housing and Real Estate & Property Management sectors. The Manager will oversee all aspects related to financial expenditures and reporting, while also supporting operational reporting, daily management, and external audits.
Duties and Responsibilities
The responsibilities of the Manager of Financial Services - Real Estate encompass a wide range of critical functions that are vital for the financial well-being and success of the properties under management. Key responsibilities include:
- Strategic Financial Planning: Collaborate with team members to align financial strategies with the organization's objectives.
- Innovative Revenue Generation: Develop creative methods to optimize rental income and improve property management practices.
- Performance Monitoring: Track key performance indicators (KPIs) to assess operational effectiveness.
- Process Improvement: Identify and implement enhancements to streamline workflows and optimize operations.
- Vendor Management: Cultivate relationships with vendors to ensure timely and cost-effective delivery of goods and services.
- Policy Development: Create and enforce financial policies, procedures, and controls tailored to RGI properties.
- Budget Management: Prepare and oversee annual budgets for property operations, including revenue forecasting and expense control.
- Cash Flow Projections: Generate 10-year cash flow forecasts for RGI properties.
- Lending Agency Relations: Manage relationships with all lending institutions and organizations.
- Stakeholder Collaboration: Work closely with partners and stakeholders to support programs and processes that enhance financial stability and compliance.
- Financial Reporting: Monitor financial performance and provide timely reports to senior management and the board of directors.
- Regulatory Compliance: Ensure adherence to government regulations, funding requirements, and reporting standards related to RGI housing programs.
- Audit Coordination: Collaborate with external auditors, funding agencies, and regulatory bodies as necessary.
- Industry Knowledge: Stay informed about changes in regulations and best practices in RGI housing finance and accounting.
- Transaction Oversight: Manage all financial transactions, including rent calculations, subsidies, lease agreements, accounts payable, and general ledger to ensure accuracy and compliance.
- Risk Management: Identify financial risks and implement effective strategies for risk mitigation.
- Internal Controls: Establish and maintain internal controls to protect assets and ensure the integrity of financial data.
- Compliance Audits: Conduct regular audits and reviews to assess compliance and identify areas for enhancement.
Qualifications
- Bachelor's degree in finance, accounting, business administration, or a related field; CPA designation preferred.
- A minimum of 5 years of experience in finance and accounting, with at least 2 years in property management or affordable housing finance.
- Strong understanding of RGI housing programs, regulations, and funding mechanisms in Ontario, particularly in the Toronto area.
- Proficiency in financial analysis, budgeting, and reporting software (e.g., Yardi, Microsoft Excel, and other financial software packages).
- Excellent communication, leadership, and interpersonal skills.
- Ability to work effectively in a collaborative team environment and manage multiple priorities in a fast-paced, dynamic organization.
- Must be legally authorized to work in Canada for the employer.
- Able to provide a Vulnerable Sector Screening check with a 'Clear' or satisfactory result that meets the operational requirements of the Agency.
- Must have up-to-date vaccinations against COVID-19 with a vaccine that has been approved for use in Canada.
