Position Overview

The Consultant is responsible for delivering a range of property evaluation and taxation advisory services associated with client projects, requiring minimal supervision from senior personnel. This role encompasses project oversight, ensuring timely deliverables, and collaborating with various business units to identify potential synergies.

Core Responsibilities:

  • Market Analysis: Engages in continuous market data research for the local office by independently sourcing external data (including brokerage listings, rental rate reports, and market analyses) and internal data (such as client rent rolls and sales data).
  • Mentorship: Guides junior team members on effective market research techniques and utilizes insights gained from research and market trends to identify multiple opportunities for senior staff to pursue annually.
  • Valuation & Assessment: Conducts preliminary valuation assessments for straightforward properties and assists senior staff with more intricate evaluations.
  • Analytical Skills: Evaluates three different valuation methodologies and supports the formulation of a final value opinion for assessment purposes, while analyzing equity in relation to comparable assessments.
  • Financial Modeling: Develops various financial models and analyses following established procedures to aid in the valuation process.
  • Property Inspections: Under senior staff guidance, performs inspections of land and buildings to verify specifications, gather qualitative data, and collect evidence for hearings or client reports.
  • Appeal Evaluation: Provides initial assessments on the merits of appeals for senior staff review and participates in site visits to understand the factors necessary for contesting property valuations.
  • Reporting: Assists junior team members in preparing initial reports, including assessment appeal documentation and hearing materials, ensuring all relevant data is accurately compiled.
  • File Management: Oversees small local client files, focusing on properties that contribute minimally to Tax Canada's revenue, while learning to manage more complex files under senior supervision.
  • Appeal Support: Aids senior staff in managing the appeal process for multiple cases throughout the year, ensuring adherence to municipal deadlines and contributing to work plans.
  • Legal Documentation: Applies technical expertise to provide property assessment services, preparing formal legal documents and written arguments for appeals.
  • Risk Analysis: Participates in the preparation of assessment appeal reports and begins to evaluate the risks associated with each file during the appeals process.

Required Qualifications:

  • A Bachelor's degree in Real Estate, Law, Business, or Economics is preferred, along with a minimum of three years of relevant experience.
  • Progress towards obtaining a designation and paralegal license in Ontario is advantageous.
  • Strong understanding of tax assessment processes and relevant legislation.
  • Proficiency in Microsoft Office Suite, particularly Excel, including advanced functions like IF statements, VLOOKUPs, and Pivot Tables.
  • Excellent quantitative and analytical skills, particularly in financial modeling using Excel and Tableau.
  • Familiarity with the appeals process and applicable laws, along with a valid driver's license and a clean driving record.
