Position Overview

Altus Group (UK) Limited is in search of a Property Assessment Consultant to enhance our team. The selected candidate will play a pivotal role in delivering various property evaluation and taxation advisory services, ensuring high-quality outcomes with minimal supervision from senior management. Responsibilities will encompass project oversight, managing deliverables, adhering to timelines, and collaborating with different business units to identify potential synergies.

Primary Responsibilities:

  • Market Analysis: Engage in continuous market data analysis by independently sourcing external data (such as brokerage listings, rental rate reports, and market studies) and internal data (including client financial records).
  • Mentorship: Guide junior team members in effective market research methodologies and leverage insights from data management to pinpoint at least three potential opportunities annually for senior staff consideration.
  • Valuation Support: Assist in formulating initial valuation opinions for simpler properties and provide support for more intricate assessments under the guidance of senior professionals.
  • Analytical Skills: Evaluate multiple valuation methods to support a comprehensive value opinion for assessment purposes, considering relevant legislation.
  • Property Inspections: Conduct thorough inspections of properties to validate specifications and gather qualitative data for use in hearings and client documentation.
  • Appeal Assessment: Offer preliminary insights on appeal merits for senior review and participate in site evaluations to enhance understanding of property valuation challenges.
  • Reporting: Assist junior colleagues in preparing initial reports, including assessment appeal documents and related materials, ensuring accuracy and adherence to established templates.
  • File Management: Oversee small client files within a specific jurisdiction, focusing on properties that contribute to a lower percentage of Tax Canada's revenue.
  • Appeals Support: Collaborate with senior staff to facilitate the appeal process for multiple cases throughout the year.
  • Documentation Preparation: Utilize technical expertise to prepare formal legal documents and contribute to assessment appeal reports, analyzing risks associated with each case.

Required Qualifications:

  • A Bachelor's degree in Real Estate, Law, Business, or Economics is preferred.
  • A minimum of three years of relevant experience is essential.
  • Progress towards obtaining a paralegal license in Ontario is required.
  • Familiarity with tax assessment processes and relevant legislation is crucial.
  • Proficiency in Microsoft Office Suite, particularly Excel, including advanced functions.
  • Strong quantitative and analytical capabilities, especially in financial modeling.
  • A valid driver's license with a clean driving record is necessary.
