The Property Manager (PM) plays a crucial role in overseeing the daily operations of our commercial property. Reporting directly to the Senior Property Manager (SPM), the PM will be responsible for managing property administration, leading the guest services team, and nurturing tenant relationships. This position requires close collaboration with various departments, including Marketing, Operations, Security, and Specialty Leasing, and the PM will step in for the SPM as needed.

Key Responsibilities

  • Lead the Guest Services Department, providing direct oversight to the Guest Services Supervisor and their team, while managing customer service initiatives and addressing high-level tenant concerns.
  • Supervise an Administrative Assistant to ensure accurate completion of sales, traffic, and occupancy reports, along with tenant insurance collection.
  • Work with the Tenant Coordination team and Operations Manager to support tenant improvement projects, coordinating with contractors and facilitating on-site meetings.
  • Address daily inquiries and issues from tenants, ensuring timely responses and resolution of concerns related to property policies and procedures.
  • Tackle complex property management challenges to deliver an exceptional experience for all stakeholders.
  • Conduct regular property inspections to ensure compliance with lease obligations, including building rules and operating hours.
  • Collaborate with the Leasing team to develop budgets, leasing strategies, and tenant sales forecasts.
  • Partner with the Operations Manager and SPM to oversee service contracts and ensure compliance with contractual obligations.
  • Work across departments to create and implement strategies that enhance market position, drive foot traffic, and maximize revenue.
  • Serve as a liaison between departments to maintain effective communication and consistent procedures throughout the property.
  • Lead a high-performing team through effective management, training, goal setting, and performance evaluations.
  • Collaborate with the Operations team to implement environmental initiatives, such as tenant recycling and waste management programs.
  • Assist the SPM in executing various initiatives aimed at improving property conditions and enhancing tenant and customer experiences.

Qualifications

  • 3 to 5 years of relevant industry experience.
  • A university degree is required; a major in Business is preferred.
  • Strong customer service orientation with the ability to resolve conflicts effectively.
  • Willingness to adapt to change and embrace new methodologies in a dynamic environment.
  • Ability to identify opportunities for enhancing customer experiences.
  • Excellent communication, financial, and managerial skills.
  • Proven leadership and people management capabilities.
  • Self-motivated and proactive in seeking improvements and adding value.
  • Proficient in computer applications (Word, Excel) and adept at creative problem-solving, with strong organizational skills.
  • Passionate about commercial real estate and committed to professional growth.
  • Rental Property Management License is required or in progress.

Compensation

The estimated total compensation for this position ranges from 106,400.00 to 121,000.00 CAD annually, including potential bonuses. This range is an estimate and may vary based on education, experience, skills, and geographic location.
