Senior Director of Retail Asset Management

This role is pivotal in steering the retail asset management division, reporting directly to the Vice President of Retail Asset Management. The focus is on overseeing the existing portfolio, fostering essential partnerships, and spearheading new business ventures. The Senior Director also plays a crucial role in supporting the Real Estate Management (REM) team and is instrumental in executing strategic growth plans.

Key Responsibilities:

  • Oversee leasing, capital, and operational strategies to effectively implement asset management plans.
  • Contribute to the leasing strategy, monitor leasing performance, and authorize retail leasing transactions across the portfolio.
  • Engage with partners and property owners to ensure alignment on strategic objectives, maximizing value and returns.
  • Conduct thorough evaluations of ongoing retail leasing strategies, merchandising plans, and annual budgets in collaboration with operating partners and clients.
  • Participate in regular updates with clients to discuss leasing activities and asset management strategies.
  • Ensure adherence to all obligations outlined in key lease agreements.
  • Analyze significant leasing transactions, assess potential risks in tenancies, and evaluate capital investments to enhance revenue growth and asset value.
  • Deliver detailed analyses and communicate revenue and leasing variances through monthly and quarterly reports.
  • Prepare the annual budget and review property valuations.
  • Proactively identify opportunities for revenue generation.

Retail Advisory Services / Business Development:

  • Collaborate with the acquisitions team to explore retail development, value-add initiatives, and investment opportunities that align with merchandising and value creation strategies.
  • Contribute to the expansion of asset management and property management mandates.
  • Maintain robust relationships with retail leasing brokers and stay abreast of market trends and emerging technologies in the retail sector.
  • Monitor major national tenancies and track new developments to leverage market opportunities.
  • Stay informed on real estate investment trends, legislation, and industry standards.
  • Build collaborative relationships with internal teams, clients, partners, and industry networks to enhance service offerings.
  • Promote the company’s presence and reputation within the real estate sector.
  • Review, negotiate, and implement retail leasing strategies within the managed commercial portfolio.

Qualifications:

  • 5-7 years of experience in retail asset management and leasing.
  • A well-established network of tenants and industry contacts.
  • Strategic mindset in redevelopment initiatives and property repositioning.
  • Exceptional presentation and negotiation capabilities.
  • Strong proficiency in financial analysis, budgeting, and property valuation.
  • A Bachelor’s degree in business is preferred.
  • Ability to work collaboratively in a team-oriented environment.
