About the Role

Allied Properties REIT is seeking a skilled Building Operator to join our Technical Services team in Vancouver. As a key member of our team, you will play a critical role in ensuring the smooth operation of our properties.

Key Responsibilities
  • Enforce service contracts, achieve service levels, and supervise contractors on site.
  • Conduct inspections, complete repairs, and maintain records for mechanical, electrical, and HVAC/BAS systems.
  • Respond to tenant concerns, coordinate services, and find solutions in a timely manner.
  • Record services performed in Yardi FM and take daily readings of major equipment.
  • Document and inspect irregularities in daily readings.
  • Complete or arrange interior and exterior maintenance and repairs.
  • Conduct regular inspections of properties for damage and perform or arrange repairs.
  • Coordinate and schedule maintenance or repair/replacement with subcontractors.
  • Ensure signage and lighting are in good working condition.
  • Carry out or supervise execution of preventative maintenance tasks.
  • Collaborate with departments on building tasks to ensure smooth operations.
  • Respond to seasonal building requirements, including snow clearing/removal and seasonal planting and watering.
  • Maintain shop and equipment inventory, request replacement inventory as required.
  • Maintain cleanliness and service of common areas and mechanical rooms.
  • Provide support in preparing building operating budgets.
  • Ensure equipment and systems are operated safely and efficiently, and comply with government codes and regulations.
  • Comply with company policies and procedures, and maintain building standards and efficiencies.
  • Respond to after-hour calls and emergencies when required.
  • Monitor building security system, fire alarm panel, and sprinkler system regularly.
  • Complete weekly, bi-weekly, and monthly testing, and assist in conducting fire drills.
  • Ensure health, safety, and security procedures are adhered to, and report areas of concern to limit exposure to liability and loss.
  • Inspect and test fire protection equipment and systems at recommended intervals.
  • Maintain a list of up-to-date and accurate emergency contact information, and review procedures for life safety, emergency response, and fire safety plan.
Requirements
  • Experience in building operations, general maintenance in a commercial, retail, or industrial environment.
  • Experience with HVAC, Plumbing, Electrical, Fire Alarm, and other related equipment and systems.
  • Certificate of Building Environmental Systems: BES I & II, SMA/SMT, 4th Class Power Engineer, or equivalent.
  • Understanding and knowledge of building operations, life safety, emergencies procedures, and building systems.
  • Understanding of energy management practices, heat transfer principles, and sustainability.
  • Knowledge of Occupational Health and Safety Act, WHMIS, and First Aid and CPR training.
  • Knowledge of Provincial Building Code & Regulations, Canadian Electrical Code, Provincial Fire Code, and Electrical Safety Authority.
  • Ability to read and interpret plans, drawings, blueprints, and specifications (CAD advanced knowledge).
  • Experience in working at heights and use of booms and lifts, if applicable, would be an asset.
  • Good communication and customer service skills.
  • Collaborative and team player.
  • Knowledge of Yardi FM, or other building management system, would be an asset.
  • Willingness to work overtime to respond to emergencies and business demands.
