Position Overview
The Finance Manager - Property Management will be instrumental in furthering Dixon Hall's mission by upholding exceptional standards and fostering continuous enhancements within the Finance department. This role is pivotal in ensuring the successful execution of initiatives within the Supportive Housing and Real Estate & Property Management sectors. The Finance Manager - PM will oversee all aspects of financial expenditures and reporting, while also assisting in operational reporting, daily management, and external audits.
Key Responsibilities
The Finance Manager - PM's role in property management is diverse and essential for the financial viability and success of the properties under supervision. The following are the primary responsibilities:
- Strategic Financial Planning: Collaborate with team members to align financial strategies with organizational objectives.
- Innovative Revenue Generation: Develop creative methods to optimize rental income and improve property management practices.
- Performance Monitoring: Track key performance indicators (KPIs) to evaluate operational effectiveness.
- Process Improvement: Identify and implement enhancements to streamline workflows and optimize operations.
- Vendor Management: Cultivate relationships with vendors to ensure timely and cost-efficient services.
- Policy Development: Create and enforce financial policies, procedures, and controls tailored to RGI properties.
- Budget Management: Prepare and oversee annual budgets (operating, capital improvement, and capital replacement) for property operations, including revenue forecasting and expense control.
- Cash Flow Projections: Develop 10-year cash flow forecasts for RGI properties.
- Lending Relations: Manage interactions with all lending institutions and organizations.
- Stakeholder Collaboration: Work closely with partners and stakeholders to support programs and processes that enhance financial stability and compliance.
- Financial Reporting: Monitor financial performance and provide timely reports to senior management and the board of directors.
- Regulatory Compliance: Ensure adherence to government regulations, funding requirements, and reporting standards related to RGI housing programs.
- Audit Coordination: Collaborate with external auditors, funding agencies, and regulatory bodies as necessary.
- Industry Awareness: Stay informed about changes in regulations and best practices in RGI housing finance and accounting.
- Transaction Oversight: Oversee all financial transactions, including rent calculations, subsidies, lease agreements, accounts payable, and general ledger to ensure accuracy and compliance.
- Risk Management: Identify financial risks and implement effective mitigation strategies.
- Internal Controls: Establish and maintain internal controls to protect assets and ensure the integrity of financial data.
- Compliance Audits: Conduct regular audits and reviews to assess compliance and identify areas for enhancement.
Qualifications
- Bachelor's degree in finance, accounting, business administration, or a related field; CPA designation preferred.
- Minimum of 5 years of experience in finance and accounting, with at least 2 years in property management or affordable housing finance.
- Strong understanding of RGI housing programs, regulations, and funding mechanisms in Ontario, particularly in the Toronto area.
- Proficiency in financial analysis, budgeting, and reporting software (e.g., Yardi, Microsoft Excel, and other financial software packages).
- Excellent communication, leadership, and interpersonal skills.
- Ability to work effectively in a collaborative team environment and manage multiple priorities in a fast-paced, dynamic organization.
- Must be legally authorized to work in Canada for the employer.
- Able to provide a Vulnerable Sector Screening check with a 'Clear' or satisfactory result that meets the operational requirements of the Agency.
- Must have up-to-date vaccinations against COVID-19 with a vaccine that has been approved for use in Canada.
