Position Overview

The Assistant Maintenance Team Leader plays a crucial role in supporting and learning from the Maintenance Team Leader (MTL). This position involves supervising a group of Technicians in executing both preventative and corrective maintenance for designated facilities. The Assistant Maintenance Team Leader is accountable for ensuring that all activities carried out by Technicians and external contractors comply with established protocols and meet all internal and external standards, including environmental, health and safety, and fire protection regulations. In addition to leadership responsibilities, the Assistant Maintenance Team Leader also engages in the execution of maintenance tasks.

Key Responsibilities

Team Management

  • Assists the MTL in supervising the work of Technicians, fostering motivation, inspiration, and exemplary work ethics.
  • Distributes monthly job plans via the Computerized Maintenance Management System (CMMS), aiming for a completion rate of 90% by the third week.
  • Enhances customer service by utilizing the Service Request Response Process (SRRP) and designating team members for service calls and job plans to boost service satisfaction, encouraging follow-up visits by Technicians.

Accountabilities

  • Ensures proper implementation and adherence to processes and practices to meet all operational requirements.
  • Maintains all assigned tools, arranging for repairs and replacements as necessary, and submits expenditures promptly.
  • Conducts regular inspections and monitoring of facilities, mechanical, and electrical systems to guarantee operational uptime and asset integrity.
  • Oversees troubleshooting and repairs of mechanical and electrical building systems and equipment.

Technical Responsibilities

  • Submits ODP tags to the CMMS.
  • Manages the Legionella Bacteria Control Management Plan (LBCMP) in buildings, ensuring accurate logbook maintenance and reporting.
  • Completes maintenance records for fire alarms, sprinkler systems, cooling systems, lighting systems, and other essential equipment.
  • Facilitates project activities by completing necessary permits and providing escort services as required.
  • Engages with clients at all levels, both internal and external.
  • Documents building operations and maintenance activities, providing insights to Property Managers regarding building conditions and project planning.

Qualifications and Skills

  • College Diploma/Certification is required.
  • A minimum of five years of relevant experience in HVAC, Property Management, or a related field.
  • Previous experience in a leadership role is preferred.
  • Strong mentoring skills to support the development of junior Technicians.
  • Ability to motivate and guide team members effectively.
  • Proficient in adhering to operational processes and practices.
  • Extensive experience in maintaining and repairing mechanical and electrical systems.
  • Advanced troubleshooting skills for building systems.
  • Current knowledge of safety codes and standards.
  • Excellent communication skills for effective data exchange and clarification.
  • Strong commitment to environmental, health, and safety practices.
  • Client-service oriented with a sense of urgency.
  • Willingness to work shifts and be on-call for emergencies.
  • Valid driver's license is required.

Licenses and Certifications

  • HVAC or equivalent Provincial License A in Ontario, Gasfitter, Stationary Engineer, or equivalent.
  • Building Operator Certification or equivalent from an accredited institution.
  • Management training in Facilities Management from an accredited institution.
