Position Overview:
The Development Manager will oversee a variety of real estate projects, guiding them from initial concept through to completion. This role involves taking charge of the planning, execution, and successful delivery of one or more development initiatives while actively managing due diligence for prospective projects.
Key Responsibilities:
- Lead the formulation of development strategies for new initiatives and oversee all phases of the project life-cycle, from post-acquisition through to construction commencement, including any planning activities during and after construction related to condominium registration and finalization.
- Provide strategic direction and manage the municipal approval processes, which may include Official Plan Amendments, Zoning By-Law Amendments, Draft Plans of Subdivision, Draft Plans of Condominium, Site Plan Approvals, Committee of Adjustment Applications, Minor Variance Applications, and securing all necessary construction permits.
- Collaborate with the Marketing and Product Development Teams to gather insights on project design, target demographics, market trends, and unit size and configuration.
- Maintain and analyze data related to municipal development fees, charges, and incentives.
- Engage and retain the services of architects, engineers, and other relevant consultants as required by the project.
- Directly manage all multi-disciplinary consultants and project teams on a daily basis to ensure project objectives are achieved.
- Develop and monitor project budgets and cash-flow forecasts related to soft costs.
- Create and oversee project schedules, identifying risks and opportunities to meet targeted sales launches and construction start dates.
- Provide ongoing updates regarding project progress, milestones, and deliverables.
- Represent the organization in meetings with partners, consultants, community stakeholders, municipal staff, public consultations, and vendors.
- Build and nurture relationships with municipalities and other regulatory bodies.
- Continuously collaborate and communicate with various internal departments based on project requirements.
- Lead, mentor, and co-manage the work of Coordinators, Assistant Managers, or Managers, ensuring high-quality outputs and fostering their professional development.
- Support licensing and application processes as required.
- Facilitate the transfer of project information to the construction team.
Qualifications:
- A Bachelor's degree in a real estate-related field such as urban planning, architecture, civil engineering, or a similar discipline is required.
- A minimum of 5 years of relevant experience in real estate development, with a focus on managing low, mid, and high-rise projects; preference will be given to candidates with extensive experience in residential development across various stages.
- Demonstrated leadership and project management capabilities, with the ability to prioritize multiple projects and meet deadlines.
- Comprehensive knowledge of the real estate development sector, including planning, design, and construction processes.
- Ability to interpret and analyze legal and regulatory documents pertinent to the planning and development process.
- Strong interpersonal and communication skills, both written and verbal, with a focus on building effective relationships.
