Position Overview:

The Development Manager at JD Development Group is tasked with overseeing a variety of development initiatives, guiding them from initial concept through to successful completion. This role involves taking charge of the planning, execution, and delivery of one or multiple real estate ventures while actively managing due diligence for prospective projects.

Key Responsibilities:

  1. Lead the development of innovative concepts for new projects and manage the progression of all planning and development stages throughout the project lifecycle, from post-acquisition to the commencement of construction, including any planning tasks during and after construction related to condominium registration and finalization.
  2. Provide strategic guidance and direction while leading the municipal approval processes, which may include Official Plan Amendments (OPA), Zoning By-Law Amendments (ZBL), Draft Plans of Subdivision, Draft Plans of Condominium, Site Plan Approvals (SPA), Committee of Adjustment Applications (CofA), Minor Variance Applications, and securing all necessary construction permits.
  3. Collaborate with the Marketing and Product Development Teams to gather insights on project design, target demographics, market conditions, and unit size and configuration.
  4. Compile and maintain data regarding municipal development fees, charges, and incentives.
  5. Engage and retain the services of architects, engineers, and other relevant consultants as required by the project.
  6. Oversee and direct the daily activities of multi-disciplinary consultants and project teams to ensure that project targets are achieved.
  7. Develop, monitor, and manage project budgets for soft costs and cash-flow projections.
  8. Create and oversee project schedules, identifying risks and opportunities to meet targeted sales launch and construction start dates.
  9. Provide regular updates on project progress, milestones, and deliverables.
  10. Act as the representative for the owner in all meetings, including discussions with partners, consultants, community representatives, city officials, public consultations, and vendors.
  11. Build and nurture relationships with municipalities and other governing bodies.
  12. Continuously collaborate and communicate with various internal departments based on project needs and requirements.
  13. Lead, mentor, and co-manage the work of Coordinators, Assistant Managers, or Managers, ensuring the quality of their work and supporting their ongoing engagement and professional development.
  14. Assist with HCRA licensing and Tarion applications and processing.
  15. Facilitate the transfer of project information to the construction team with a comprehensive information package.

Qualifications:

  1. A minimum of a Bachelor's degree in a real estate-related field such as urban planning, architecture, civil engineering, or a related discipline is required.
  2. At least 5 years of relevant experience in real estate development, managing low, mid, and high-rise projects; preference will be given to candidates with specific expertise in managing residential developments through various stages of development and a strong understanding of the local planning approval regulatory framework and associated municipal processes.
  3. Demonstrated leadership and project management skills, with the ability to prioritize multiple projects, relationships, tasks, and deadlines effectively.
  4. Comprehensive knowledge of the real estate development industry, including planning, design, and construction.
  5. Ability to interpret and analyze legal and regulatory policy documents essential for the planning and development process.
  6. Strong interpersonal and communication skills, both written and verbal, with a focus on building relationships.
