Overview

The Commercial Property Paralegal will play a crucial role in supporting the real estate division by managing various aspects of its dynamic practice. This includes drafting, reviewing, and evaluating commercial agreements related to purchases and sales, easements, rights of way, subdivisions, and strata plan submissions. The role also encompasses conducting title and due diligence investigations, as well as overseeing all elements associated with commercial real estate closings, including financing arrangements.

Key Responsibilities

  • Manage files throughout the entire process.
  • Draft documents pertinent to the acquisition and sale of diverse commercial properties, financing, and land development projects, including all necessary loan, construction financing, and deposit insurance security documents.
  • Prepare and schedule summaries of significant transaction dates while conducting title and off-title due diligence investigations.
  • Draft statutory rights of way, covenants, and easements.
  • Review and process purchase and sale agreements, including deposits and payouts.
  • Prepare all internal documentation related to trust transactions.
  • Facilitate the discharge of mortgages and communicate discharge details to the purchaser's legal representative.
  • Compile and finalize reporting letters while scheduling key post-closing dates and tasks.
  • Engage with vendors, purchasers, financial institutions, clients, lawyers, brokers, and other stakeholders.
  • Participate in client consultations, engage in direct communication via phone and email, and assist clients with document execution.
  • Provide additional administrative support as necessary in collaboration with existing administrative staff.

Qualifications

  • A minimum of three years of paralegal experience in commercial real estate transactions.
  • Experience in banking and lending transactions is advantageous.
  • Proficient document production skills and familiarity with MS Word, Excel, Adobe, and Land Title electronic forms.
  • Strong understanding of registration requirements at the BC Land Title Office and experience with e-filing, including coordination of electronic meetings.
  • Working knowledge of relevant databases such as BC Online, LTSA, and municipal tax searches.
  • Exceptional communication skills, capable of interacting in a professional and courteous manner in a fast-paced environment.
  • Excellent organizational abilities.
  • Capacity to manage multiple tasks without compromising quality or attention to detail.
  • A collaborative team player who can work independently and take initiative.
  • Familiarity with basic corporate and partnership legal matters, as well as experience with various municipalities in British Columbia, is a plus.
  • A certificate or diploma from an accredited paralegal program is beneficial.
