About the Role

The Comptroller is a critical position within CMG Property Management, responsible for overseeing and managing all financial operations and reporting to the Corporate Management Team. This includes planning, organizing, directing, controlling, and evaluating the activities of the accounting and financial departments.

Key Responsibilities

  • Financial Operations Management
    • Plan, organize, direct, control, and evaluate the operation of the accounting and finance departments, with a focus on maintaining the financial integrity of all managed properties.
  • Policy and System Development
    • Develop, implement, and maintain financial policies, systems, and procedures tailored to the unique needs of condominium management, ensuring efficient financial operations across all managed properties.
  • Financial Reporting and Analysis
    • Prepare and coordinate the preparation of financial statements, summaries, and other financial management reports, including monthly and annual reports.
  • Budgeting and Financial Planning
    • Coordinate the financial planning and budgeting process for each property, analyze budget estimates, and make necessary adjustments to align with the financial goals of the company.
  • Financial Modeling and Forecasting
    • Assist with the development and implementation of financial simulation models to project cash flow, reserve fund requirements, and other financial needs for long-term property management.
  • System Evaluation and Recommendations
    • Evaluate financial reporting systems, accounting procedures, and investment activities and recommend improvements to procedures, operating systems, budgets, and other financial control functions to enhance operational efficiency.
  • Staff Management
    • Recruit, organize, train, and manage accounting and finance staff, ensuring they are equipped to handle the specific financial management needs of condominium properties.
  • Stakeholder Liaison
    • Act as a key liaison between the company, condominium boards, and external stakeholders, including auditors, shareholders, and financial analysts. Ensure clear communication of financial performance and any critical financial trends.
  • Regulatory Compliance and Reporting
    • Notify and report to senior management and condominium boards concerning any financial trends or regulatory changes that could impact the organization's financial performance or compliance status.

Requirements

  • Education and Experience
    • University degree or college diploma in accounting, or related discipline.
    • Minimum 5 years in an accounting role.
    • Experience in residential or commercial property management considered an asset.
  • Skills and Abilities
    • Strong understanding of accepted accounting practices.
    • Excellent knowledge of accounting and financial processes (budgeting, financial closure, reporting, etc.).
    • In-depth knowledge of MS Office and accounting software.
    • Proactive, takes initiative and works independently.
    • Highly organized with exceptional attention to detail.
    • Critical thinking and confident decision making with the ability to implement internal policies and processes.
    • Excellent communication skills both written and verbal.
    • Ability to consistently meet deadlines.
    • Manage numerous priorities at once and be able to multi-task effectively.
