Key Responsibilities

As a Maintenance Technician II, you will be responsible for the repair, upkeep, installation, and troubleshooting of industrial machinery, systems, and components. This includes, but is not limited to, large capacity washers and dryers, pneumatic and steam systems, conveyor systems, and boilers. You will assist in managing and executing preventive and predictive maintenance, addressing safety issues, and ensuring the efficient operation of an industrial laundry facility. Your role will also involve performing repairs on both indoor and outdoor facilities and equipment, adhering to all company safety policies and approved maintenance procedures.

Job Functions

A. Equipment and Facility Maintenance

  • Ensure the safe operation of machinery, mechanical, electrical, pneumatic, and hydraulic systems.
  • Utilize common tools such as hand and power tools, precision measuring instruments, and electrical testing devices.
  • Troubleshoot equipment issues by observing mechanical and electrical systems in operation.
  • Dismantle devices to remove defective parts using hoists, cranes, and hand tools.
  • Inspect parts using measuring instruments to ensure compliance with dimensional requirements.
  • Adjust functional components and controls using hand tools and measuring devices.
  • Assist fellow maintenance staff with both emergency and routine repairs.
  • Conduct various welding tasks including MIG, TIG, ARC, cutting, and brazing.
  • Troubleshoot and repair Programmable Logic Controllers (PLC's) and related control systems.

B. Preventative Maintenance

  • Conduct boiler chemical testing and record results in logbooks, making necessary adjustments.
  • Perform daily and weekly safety inspections on boilers and execute required repairs.
  • Test wastewater pretreatment systems, documenting results and making adjustments as needed.
  • Record and analyze utility meter readings, taking corrective actions when necessary.
  • Clean and lubricate various equipment components as per work procedures.
  • Inspect motors and belts, check fluid levels, replace filters, and follow maintenance records.

C. Safety

  • Conduct daily and weekly safety checks on locations and systems, addressing any concerns.
  • Maintain a safe and clean working environment by adhering to procedures and regulations.
  • Implement Lockout/Tagout procedures as necessary.
  • Follow Confined Space procedures where applicable.

D. Administration

  • Utilize a Computerized Maintenance Management System for tracking and reporting.
  • Prepare maintenance reports by collecting and analyzing data and trends.
  • Maintain accurate maintenance records, including preventive maintenance logs and equipment failure reports.
  • Assist in updating repair parts lists and vendor contact lists.
  • Keep an action list prepared by the Maintenance Supervisor and approved by management.

E. Negotiation

  • Assist in identifying and evaluating external service providers for cost-effective project solutions.

F. Inventory Control

  • Optimize maintenance resources by using equipment and supplies efficiently.
  • Monitor and replenish inventory of equipment, parts, and supplies as needed.

G. Personal Development

  • Enhance technical knowledge through educational workshops and professional networking.

H. General Duties

  • Anticipate maintenance challenges and take proactive measures to minimize downtime.
  • Communicate with management regarding any issues that may affect operations.
  • Respond to emergency alarms and provide maintenance information to relevant parties.
  • Assist in mentoring junior maintenance staff members.

Perform all other duties as assigned by management.
Qualifications
Experience

  • Minimum of 1 year of experience in repairing industrial processing equipment in an industrial setting is required.
  • Ability to read blueprints and schematics is essential.
  • Proficiency in understanding maintenance literature in English is required.
  • Basic computer skills and familiarity with Microsoft Office are necessary.
  • Experience with hand and power tools is required.
  • Lockout/Tagout experience is mandatory.
  • Prior welding experience is preferred.
  • Experience with safety programs is advantageous.
  • Familiarity with Computerized Maintenance Management Systems is a plus.
  • HVAC and boiler knowledge are preferred.

Education

  • High school diploma or GED is required; a two-year technical degree is preferred.
