Real Estate Asset Supervisor

As a pivotal member of the Akelius Real Estate Management team, the Asset Manager plays a crucial role in steering the financial and operational performance of our diverse property portfolio.
Key Responsibilities- Leadership Role: Direct and manage all facets of property operations, including management, leasing, construction, and maintenance.
- Financial Oversight: Accountable for the net operating income of a substantial portfolio valued at $500 million, encompassing approximately 25 properties.
- Budget Management: Supervise the budgeting process and ensure that operations align with established financial parameters.
- Strategic Development: Identify and implement strategies to enhance revenue generation and reduce costs.
- Performance Analysis: Review reports and formulate strategies to meet and exceed organizational goals.
- Resident Services: Ensure exceptional service delivery to all residents.
- Reporting Duties: Manage monthly reporting tasks, including market valuations, cash flow analysis, risk assessments, and operational efficiencies.
- Post-Acquisition Integration: Oversee the integration of new assets into the company’s property management systems.
- Capital Projects: Supervise capital improvement initiatives and unit upgrade programs.
- Investment Analysis: Create and present investment analyses and applications.
- Additional Responsibilities: Perform other duties as required.
- Minimum of three years’ experience in asset management within Ontario.
- Strong understanding of real estate finance principles.
- Proficient in financial analysis and market research.
- Bachelor’s degree in accounting, finance, real estate, or business.
- Demonstrated ambition, decisiveness, and a strong work ethic.
- Experience in team management.
- Advanced skills in Microsoft Office Suite, particularly Excel, and Yardi software.
- Excellent communication abilities.
- Strong knowledge of AGI calculations and applications.
- Prepared to make informed decisions and take responsibility for outcomes.
