Position Overview

As a pivotal member of the Akelius Real Estate Management team, the Asset Manager plays a crucial role in steering the financial and operational performance of our diverse property portfolio.

Key Responsibilities
  • Leadership Role: Direct and manage all facets of property operations, including management, leasing, construction, and maintenance.
  • Financial Oversight: Accountable for the net operating income of a substantial portfolio valued at $500 million, encompassing approximately 25 properties.
  • Budget Management: Supervise the budgeting process and ensure that operations align with established financial parameters.
  • Strategic Development: Identify and implement strategies to enhance revenue generation and reduce costs.
  • Performance Analysis: Review reports and formulate strategies to meet and exceed organizational goals.
  • Resident Services: Ensure exceptional service delivery to all residents.
  • Reporting Duties: Manage monthly reporting tasks, including market valuations, cash flow analysis, risk assessments, and operational efficiencies.
  • Post-Acquisition Integration: Oversee the integration of new assets into the company’s property management systems.
  • Capital Projects: Supervise capital improvement initiatives and unit upgrade programs.
  • Investment Analysis: Create and present investment analyses and applications.
  • Additional Responsibilities: Perform other duties as required.
Candidate Profile
  • Minimum of three years’ experience in asset management within Ontario.
  • Strong understanding of real estate finance principles.
  • Proficient in financial analysis and market research.
  • Bachelor’s degree in accounting, finance, real estate, or business.
  • Demonstrated ambition, decisiveness, and a strong work ethic.
  • Experience in team management.
  • Advanced skills in Microsoft Office Suite, particularly Excel, and Yardi software.
  • Excellent communication abilities.
  • Strong knowledge of AGI calculations and applications.
  • Prepared to make informed decisions and take responsibility for outcomes.
