The Calgary Housing division is evolving to better serve our residents and foster inclusive communities. As a Property Manager, you will be pivotal in leading initiatives that align with our vision of excellence for residents, employees, and the city.

Key Responsibilities:

  • Oversee the management of up to 400 residential units, ensuring compliance with the Residential Tenancy Act and relevant agreements.
  • Facilitate the leasing process by assessing applicant eligibility based on established criteria.
  • Deliver exceptional customer service to residents, focusing on their needs and concerns.
  • Implement eviction prevention strategies and connect residents with support services to enhance housing stability.
  • Provide resources and assistance aimed at improving residents' quality of life.
  • Collaborate with the Housing Administrator on annual rent assessments and lease renewals to maintain compliance.
  • Engage with community partners, including law enforcement and non-profit organizations, to promote housing stability and safety.
  • Prepare documentation for dispute resolution processes as necessary.
  • Monitor vacancy rates and communicate potential risks to management.
  • Compile reports and respond to inquiries from residents and the public.
  • Work alongside community groups to support housing success initiatives that align with our strategic objectives.
  • Coordinate effectively with Site Managers regarding property-related issues and concerns.

Qualifications:

  • A minimum of a one-year certificate in a relevant field, coupled with at least five years of progressive experience in residential property management, handling a portfolio of no less than 250 units.
  • Possession of a professional designation such as Certified Property Manager (CPM), Accredited Residential Manager (ARM), or Real Property Administrator (RPA) is essential.
  • Familiarity with Occupational Health and Safety regulations and Alberta Labour Laws.
  • In-depth knowledge of the Residential Tenancies Act.
  • A valid Class 5 Driver's License (or equivalent) with a clean driving record and access to a personal vehicle for work-related tasks.
  • Eligibility for appointment as a Commissioner for Oaths.
  • Intermediate skills in MS Office applications (Word, Excel, Outlook); experience with Yardi software is advantageous.
  • Experience working with vulnerable or marginalized groups is considered beneficial.
  • Strong judgment, coordination, interpersonal skills, and the ability to manage high-pressure situations effectively.
