Job Description

We are seeking a highly skilled Property Accountant to join our team at Duka Property Management Inc. as a key member of our finance department.

The successful candidate will be responsible for the accurate recording of all accounting transactions and timely preparation of all financial statements for a mixed portfolio of Condominium Corporations.

The Property Accountant will ensure that the accounting procedures conform to the Generally Accepted Accounting Principles of Canada and comply with the Condominium Act, 1998 and the company's policies and procedures.

Key Responsibilities:
  1. Financial Statement Preparation: Prepare and send monthly financial statements to Condominium Managers/Vice President of Finance on or before the 15th day of each month.
  2. Bank Reconciliations: Prepare bank reconciliations for Condominium Corporations.
  3. Accounting Record Review: Review accounting records/transactions and make corrections/adjustments if necessary; report any abnormalities to the Vice President of Finance.
  4. Budget Preparation: Assist Condominium Managers in the preparation of the annual budget by providing data, analysis, and reports as required.
  5. System Updates: Post the approved budget in the system.
  6. Period End Processes: Process month and year-end periods in the accounting software, including any changes in utility setups.
  7. Financial Support: Provide full support/assistance to the Vice President of Finance.
  8. Financial Monitoring: Monitor the financial positions of the properties and report any abnormalities to the Condominium Managers.
  9. Financial Compliance: Review financial statements periodically to ensure timely monthly reserve fund contributions and payment of all bills; ensure investments comply with the Condominium Act, 1998.
  10. Invoice Payments: Ensure invoice payments from operating and reserve fund accounts are appropriate as per the Condominium Act, 1998.
  11. Investment Recommendations: Provide suggestions to Condominium Managers on investment instruments/terms for the Board of Directors to consider.
  12. Charge Backs: Monitor and/or calculate charge backs, including Shared Facilities, commercial components, reciprocal agreements, utilities, etc.
  13. Audit Support: Assist the Condominium Corporations/CRA Auditors during audits.
  14. Audit Preparation: Book audits, prepare audit documents and records, and post audit adjustment entries.
  15. Property Transitions: Ensure all documents are received when taking over new properties; review accounts/documents and assist the accounting staff in recording them into the system.
  16. Opening Balances: Post opening balances for new Condominium Corporations.
  17. Property Handovers: Ensure all records/documents are in good order when turning over existing Corporations, and forward them timely to the Vice President of Finance prior to being released to the new management company.
  18. Ad Hoc Reports: Assist Condominium Managers/Vice President of Finance or other senior executives in preparing ad hoc reports.
  19. Accounting Support: Assist Accounts Payable/Accounts Receivable Specialists in resolving any problems that may arise.
  20. Team Meetings: Prepare and conduct frequent meetings with the Accounting team.
  21. Senior Management Meetings: Attend Senior Management Meetings as required.
  22. Additional Duties: Perform other duties as may be required.
