Overview

The Real Estate Legal Assistant will play a crucial role in supporting the real estate division by managing various tasks related to commercial property transactions. This includes drafting, reviewing, and evaluating contracts pertaining to the sale and purchase of commercial properties, easements, rights of way, and other related documents.

Key Responsibilities

  • Manage files throughout the entire transaction process.
  • Draft and prepare documentation for the acquisition and sale of commercial properties, including financing and land development documentation.
  • Conduct thorough title and due diligence searches, while maintaining a detailed calendar of important transaction dates.
  • Prepare legal documents such as statutory rights of way, covenants, and easements.
  • Review purchase and sale agreements, manage deposits, and process payouts.
  • Generate internal documentation related to trust transactions.
  • Facilitate the discharge of mortgages and communicate relevant details to the purchaser's legal representative.
  • Draft and finalize reporting letters, ensuring timely follow-up on post-closing tasks.
  • Engage with clients, vendors, financial institutions, and other stakeholders through direct communication.
  • Assist in client interviews and oversee the execution of documents.
  • Provide additional administrative support in collaboration with existing administrative staff.

Qualifications

  • At least three years of paralegal experience in commercial real estate transactions.
  • Experience in banking and lending transactions is advantageous.
  • Proficient in document preparation and skilled in MS Word, Excel, and Adobe, with experience in Land Title electronic forms.
  • Strong understanding of registration requirements at the BC Land Title Office and experience with e-filing.
  • Familiarity with databases such as BC Online, LTSA, and municipal tax searches.
  • Exceptional communication skills, with the ability to maintain professionalism in a fast-paced environment.
  • Excellent organizational abilities.
  • Capable of managing multiple tasks while maintaining attention to detail.
  • A collaborative team player who can also work independently and take initiative.
  • Basic knowledge of corporate and partnership legal matters, along with familiarity with various municipalities in British Columbia, is a plus.
  • A certificate or diploma from an accredited paralegal program is preferred.
