Warrington PCI Management is the largest commercial property managers in BC. The company manages approximately 18 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland.

**Primary Purpose**

The primary purpose of the Residential Property Manager is to provide excellent and responsive service to the owner and to the tenants of a residential building. The role is to manage, lease, coordinate and oversee all aspects of the residential buildings.

**Responsibilities**

The responsibilities of this position will include, but not be limited to, the following:
**Team and Stakeholder Management**
- Customer and Business Relations: Collaborate with client and all internal members of the WPM team, which will include tenants, vendors, contractors, accounting, and administrative staff to ensure the most efficient operation of the Rise. Demonstrate professional, effective, proactive, timely response in all business matters, and execute service contracts and residential tenancy agreements (unless directed otherwise)
- Tenant Relations: Consistently fair administration of the lease agreement, while providing sound and practical interpretation of the Residential Tenancy Act (“Act”) and the Residential Tenancy Regulation (“Regulation”) of British Columbia. Maintain positive tenant relations through regular site visits, prompt response to questions/concerns, written tenant notices and other correspondence, and, when a tenancy must end early as provided for in the Act and Regulation, ensure that the required formal procedures are followed.

**Property Management**
- Accurate Collection of Rent (by PAD (preauthorized deposit) or by cheque
- Deliver cheques to head office
- Deliver late rent notices, eviction notices, and any other notice
- Respond to tenant inquiries and provide excellent customer service
- Manage the rental process for all tenants including all required paperwork for the rental of suites, rental of parking and/or storage lockers
- Work with building engineer to maintain the building
- Complete move-in and move-out condition reports
- Co-ordinate building and suite maintenance
- Advertise, set appointments and provide tours on vacant suites to achieve 100% occupancy
- Ensure the building’s common areas and vacant suites are kept in a high standard and peak operating condition through scheduling with contractors that perform:

- Cleaning & vacuuming common areas
- Maintenance
- Painting
- Cleaning vacant apartments
- Landscaping
- Salting and snow removal
- Coordinate with trades to provide access and repair

**Lease and Marketing Management**
- Administration: Complete reference checks of prospective tenants and ensuring the tenancy agreement has been fully completed and signed by the tenant. Ensure all paperwork is organized and saved electronically. Monthly Reporting to be delivered to landlord.
- Leasing Management: Showing and leasing apartment suites to prospective residents and completing the leasing process from inquiry to onboarding a new resident by working with the residential team. Assist the residential team in improving any leasing management processes.

Other duties as directed by the Property Management Leadership team as required.

**Qualifications**

To be successful in the Property Manager position, an individual must be committed to the ongoing demonstration and development of the following:

**Education and Experience**
- Degree or diploma in a related field, with a preference for a commerce or business-related major
- Minimum two years related experience in residential leasing or residential property management. Hospitality or sales experience would be a benefit to this role, but not necessary
- Valid rental management license with British Columbia Financial Services Authority (BCFSA) is required
- Strong understanding of the Residential Tenancy Act, Residential Tenancy Regulation, and the Real Estate Act as it applies to this role
