**Job Overview**:
As a valued member of the Investment Properties team, the **Junior Property Manager/Leasing Agent** provides support to our clients, owners and Property Managers by processing commercial leases, processing lease and rent commissions, tracking of commercial leases and property taxes, and completing other administrative tasks. In addition, they may provide management services to a small portfolio of individual units on behalf of investor clients by of investor clients, by sourcing appropriate tenants, conducting property inspections, supervising and/or directing employees/contractors and performing related financial and administrative functions.

- Leasing:_
- Interact with prospective tenants, property managers and unit owners to discuss the property, apartment and building features, rental rates and qualifications to become a tenant.
- Compile current rental market and general economic information and prepare market analyses of rental rates and competitive analyses for the property.
- Conduct all activities related to apartment rentals, including generating and handling inquiry traffic, qualifying prospects, preparing tenancy documentation, walk-throughs, and showings.
- This position may require some weekend and evening work to communicate with prospective tenants and to show available units to prospective tenants.
- Implement an appointment schedule and potentially show the available suites*.
- Implement a process to accurately track the traffic and prospective tenant profiles in the lead processing system (i.e., Lasso).
- Continually evaluate how we do business, and champion continuous improvement ideas to streamline processes, add automation, and reduce manual work. Including working with the broader Investment Properties division on a variety of projects to improve leasing processes and move from paper-based to digital.
- Overseeing a small portfolio of investment units. As required, overseeing and supporting rental buildings._
- Contribute to the business development/client acquisition of investment units, identifying and pursuing opportunities to grow the division.
- Complete move in/out inspections for units
- Ensure terms of lease agreements are fulfilled.
- Prepare and administer annual budget within established parameters as well as contracts for property services.
- Monitor and coordinate necessary repairs.
- Respond promptly to calls and requests from owners and tenants and communicate with owners on an ongoing basis both verbally and in writing regarding the status of the units.
- Attend Council and Annual Meetings of Strata as required.
**Skills and Qualifications**:
- 2-3 years of experience in an Administrative Assistant or Property Administrator / Assistant position interacting with outside clients, handling confidential information, multiple priorities and stringent deadlines is ideal.
- Completion of post-secondary education or equivalent is a strong asset.
- Knowledge of rental property management is an asset.
- The ability to prioritize work, communicate those priorities and deliver as promised are key qualities to succeed in this role.
- Advanced computer skills are essential (e.g., Microsoft Windows and Office suite), as well as Internet research abilities, strong communication and customer service skills.
- Excellent written English skills.
- Ability to problem-solve and search for solutions with mínimal guidance.
**A current Representative License to provide Rental Property Management Services as issued by the BC Financial Services Authority, a valid BC driver's license and access to a vehicle with business insurance are requirements of the role.**
