**Job Title**: PDI Coordinator
**REPORTS TO**: Construction Manager
**LOCATION**: Downtown, Toronto
**TRAVEL REQUIREMENT**: To and from the site office

SUMMARY

The PDI Coordinator is responsible for organizing completion of all PDI & Pre-Audit deficiencies.

KEY RESPONSIBILITIES

Pre-Delivery Inspection Process
- Assist Pre-PDI Coordinator with Pre-PDI Inspection and scheduling of trades

Construction Inspections (PDI’s)
- All units are to be prepared for PDI Inspection in relation to the Construction Schedule.
- One week prior to PDI’s, PDI Coordinator will print all outstanding deficiency list from the software and verify for completion. Updates are to be made to the system accordingly.
- The PDI Coordinator is required to follow up with trades and handyman to ensure that all PDI items are completed prior to occupancy.

Suite Closings and Completions
- One week prior of interim closing, PDI Coordinator will print an outstanding list from the Deficiency Tracking Software and verify completion
- The PDI Coordinator is required to follow up with trades and handyman to ensure that all PDI items are completed prior to interim occupancy. Client is to be notified of any PDI items that remain outstanding on the day of closing.
- Prior to closing, the PDI Coordinator and Client representative is to sign on all completed deficiencies. Sign off sheets is to be filed on-site in the Tucker Hi-Rise filing system.

Pre-Audit
- Coordinate with Construction and schedule turnover walkthrough with Management and Client at each stage of turnover.
- All deficiencies should be entered into the Deficiency Tracking Software on the day of inspection.
- Organize trades and handyman to complete deficiencies accordingly
- Coordinate a post-walkthrough meeting with both parties for a formal signoff. Document to be scanned and filed in the Tucker Hi-Rise filing system.
- Certified safety boots to be warn at all times. A hardhat is to be donned when outside of the trailer and includes entering and exiting the site.
- Any other duties as assigned by your Supervisor.

COMMUNICATION/INFLUENCING OTHERS (Contacts)

This position requires both written and verbal communication skills to communicate with both internal (other departments and site staff) and external (trades, and subcontractors) stakeholders.

CUSTOMER SERVICE

This position provides services to both internal and external stakeholders. Relationships with trades, project and site management team, and senior management must be built and maintained to ensure overall quality and construction compliance in accordance with construction documents and brand standards.

SKILLS & QUALIFICATIONS
- Experience in the construction industry is an asset
- Proficiency in Microsoft Office Suite, with strong Word and Excel
- Knowledge of Adobe Acrobat Pro is an asset
- Highly organized and able to prioritize a multitude of tasks
- Ability to take initiative and follow up on outstanding items without being asked
- Strong time management and communication skills
- Ability to work as a team is essential

SUPERVISION & BUDGET AUTHORITY

This position has no supervisory authority.

PHYSICAL ENVIRONMENT
- This position works in both indoor and outdoor environments on construction sites: heat, cold, dirt, rain, noise.

PHYSICAL REQUIREMENTS
- Indoors, sitting, standing, bending (for filing)
- Ability to sit and operate a computer for long periods of time.
- Ability to stand for long periods of time
- Ability to walk for an extended period of time
