**Job Overview**

Reporting to the Director, Construction, as the **Project Director **you will oversee all aspects of construction projects that relate to large and complex construction, including but not limited to mid-rise and high-rise construction (or projects comparable in size/scope) to ensure projects are completed according to the prescribed budget, timeline and quality standards. You also act as the departmental liaison with other related parties.

Your day-to-day responsibilities will include:

- Leading the project design, permitting, tendering, construction and homeowner relations.
- Collaborating with relevant parties to establish and maintain project proformas, budgets and schedules, and prepare proposed sale prices.
- Hiring, directing, supervising, developing and providing guidance to office and site team members while promoting a collaborative work environment.
- Overseeing and fostering positive relationships with design consultants, trades, suppliers and other industry partners. Selecting and tendering contracts to trades and suppliers.
- Managing purchasing, estimating, contracts, change orders, problem resolutions and vendor management.
- Participating in the development of new projects, product lines, floor plans and design details.
- Developing and modifying models or specifications when necessary.

**Essential Requirements**:

- Degree or Diploma in Construction/Project Management, or equivalent.
- Minimum 10 years of construction experience in a managerial position, preferably in the residential development and construction industry.
- Valid driver’s licence and access to a reliable vehicle.
- Satisfactory verification of criminal record check.
- Proficient in Microsoft Office programs (Outlook, Word, Excel, Teams, SharePoint and PowerPoint) and project management software (Teamwork, MS Project, Autodesk Build, Procore, etc.)

**Work Conditions**

You primarily work in an office setting during regular business hours with travel to sites be required on a frequent basis. Overtime may occasionally be required.
