Job Summary:
We are seeking a highly organized and detail-oriented Property Manager to oversee the daily operations of assigned properties. The Property Manager will be responsible for ensuring the efficient management of residential properties, while maintaining tenant and owner satisfaction. This is a key role that requires excellent communication skills, strong customer service abilities, and a solid understanding of property management principles.

Key Responsibilities:

- Manage all aspects of property operations, including leasing, rent collection, maintenance coordination, and tenant relations
- Conduct regular property inspections to ensure compliance with safety and maintenance standards
- Coordinate and oversee property maintenance and repairs
- Respond promptly to tenant inquiries and resolve any issues or complaints in a timely manner
- Advertise available properties and screen potential tenants
- Prepare lease agreements and enforce lease terms
- Maintain accurate records of income, expenses, and tenant information using property management software (e.g., Arcori; Spectra)
- Collaborate with contractors, vendors, and service providers to ensure quality workmanship and cost-effective solutions
- Develop and maintain positive relationships with tenants, addressing their needs and concerns professionally

Position Requirements:

- Proven experience as a Property Manager, or similar role. C.P.M. designation would be considered an asset
- Strong knowledge of property management principles, laws, and regulations
- Excellent organizational skills with the ability to prioritize tasks effectively
- Exceptional communication and interpersonal skills for interacting with tenants, vendors, and team members
- Proficient in using property management software (e.g., Arcori, Spectra) for record keeping and reporting
- Ability to handle multiple projects simultaneously while meeting deadlines
- Detail-oriented mindset with a focus on delivering high-quality results
- Strong problem-solving skills to address tenant issues or property-related concerns

Degree of autonomy and Supervision:

- Works with limited supervision
- Judgment and discretion are exercised within a framework of specific policies and procedures
- This position supervises the work of others

Working Conditions:

- Work takes place at SAM Management's corporate office and on site at various managed properties
- Required to represent SAM Management at properties, board meetings, and RTB hearings
- Position is required to attend meetings outside of normal business hours; flexibility is required
- A valid driver’s license and reliable vehicle are required
