We are seeking a talented and experienced Property Manager to oversee our growing portfolio of properties. Reporting to the CEO, your role will be responsible for the integrity of our brand by as we continuously work towards best-in-class tenant experience. You will oversee the tenant lifecyle with the direct support of the Resident Managers and Tenant Service Representatives as well as Tenant Experience Managers.

**Purpose**
- Provide leadership and direction in the administrative lifecyle of a tenant with the outcome of improving the financial performance of Astroid portfolio properties, within the guidelines of established legislated standards.

**Accountabilities**
- Overall administrative lifecycle of a Tenant residing in an Astroid managed property.
- Oversight of administrative functions, processes, and tools including leases, renewals, and notices.
- Residential Tenancy Board (RTB) hearing procedures.
- Tenant communications.
- Planning, scheduling, and coordination of Resident Managers and Tenant Service Representatives (TSRs)

**Responsibilities**
- Develop and maintain detailed knowledge of the Residential Tenancies Act (RTA) and provide direction to Astroid employees on an as-need basis.
- Ensure Resident Managers and TSRs are trained and equipped with up-to-date policies, procedures, and administrative tools.
- Support Facilities Management ensuring Resident Managers and TSRs are trained and equipped with up-to-date policies, procedures, and facility tools.
- Support Facilities Management ensuring Resident Managers properly and thoroughly conduct property and unit inspections reports throughout the year.
- In coordination with the Resident Managers, TSRs, and Facilities Management, respond to tenant issues and concerns.
- Manage leasing and renewal process including:

- Ensuring lease and renewal template documents are clear, accurate, and reflect current RTA and Astroid policies.
- Making changes to lease and renewal template documents when required.
- Adjusting RTB or Astroid approved market rent increase for all properties.
- Ensuring lease and renewal documentation is submitted to the RTB within required timelines and ensuring documents are delivered with correct Tenant and rent details.
- Coordinating with Resident Managers and TSRs ensuring renewals are completed by Tenants on time.
- Sending non-renewal vacate notices to Resident Managers, TSRs, and Vacating Tenant Manager within RTB required timeline.
- Support Facilities Management during unit turnover period including ensuring Resident Managers and TSRs are properly completing inspection reports.
- Coordinate with Collections & Evictions for issuing Notices of Termination and Orders of Possession and scheduling of hearings.
- Conduct and participate in ad hoc reporting, analysis, and projects.
- Ensure compliance with all local and provincial regulations related to property management.
- Ongoing communication with the Board of Directors of the Condominium Corporations. Attend after hour Board Meetings and Annual General Meetings.

**Qualifications**
- Bachelor’s degree in business administration or equivalent and related property management experience.
- Minimum 3 years’ experience as a Property Manager.
- Well developed computer skills.
- Effective communication skills with individuals at all levels of the organization and the ability to work collaboratively with a team.
- A well-defined sense of diplomacy, including solid negotiation, conflict resolution, and people management skills.
- Valid driver’s license and good driving record required.
