**The opportunity**:
Reporting to the Vice President - Property Management - Central Region, the Property Managers are responsible for the operation and financial management of the commercial real estate portfolio and maximize the operational and financial performance of properties. The portfolio consists of a mix of commercial properties. Other duties include:

- Manage and monitor vendor contracts and renewals of existing contracts for the properties.
- Prepare annual budgets.
- Review and approve invoices, and Op Cost Reconciliations.
- Oversee risk management to ensure insurance and potential liability issues are minimized.
- Prepare quarterly reforecasts for each property.
- Complete monthly reports for each property, including operations, budget variance, and accounts receivable reports.
- Address and resolve tenant concerns, rent arrears, and operating cost issues in a timely fashion.
- Visit all properties at least once per week.
- Oversee and coordinate property repairs/maintenance with maintenance staff and third-party vendors.
- Coordinate tenant move-ins/outs and premise inspections.
- Respond to requests from the leasing department, and coordinate costs for landlord work related to new deals/renewals.
- Oversee all capital expenditures at the property.
- Work collaboratively with other company departments such as leasing and accounting.
- Stay informed of industry-related information and participate in industry memberships (BOMA).
- Schedule regular property inspections and address operational requirements of the properties.

**Technical qualifications**:

- 3+ years of progressive commercial property management experience.
- Post-secondary education is preferred.
- Strong analytical, administrative, negotiation, conflict resolution, time-management, interpersonal, and problem-solving skills.
- Experience in analyzing financial reports for properties.
- Proficient with MS Outlook, Word, and Excel.
- Familiarity with Yardi Voyager is considered an asset.
- Ability to work well under pressure with time deadlines.
- Ability to delegate duties to other staff.
- Valid Drivers’ License.
- BOMA RPA Designation is considered an asset.
