Leasing Manager

The Leasing Manager reports to the owners and is directly responsible for all aspects of the Leasing function according to the Owners’ mandate.
The position requires extensive knowledge and understanding of tenets of commercial and residential leasing functions, extensive knowledge and understanding of commercial leases and negotiation of same, operation of any lease or tenancy related document, community networking skills, tenant relations, asset management and land development. Knowledge of relative legislation and regulations regarding related matters is necessary and such knowledge must be kept current. Elementary knowledge of building construction and design is essential.
Specific Responsibilities
- Implement and maintain the necessary leasing plan and appropriate leasing procedures
- Ensure the leasing of all vacant space and the renewal of existing leases within the portfolio by seeking and qualifying prospective tenants including covenant, business and operations wherewithal.
- Look beyond the “usual suspects” of tenants and re-imagine what is needed to make properties marketable.
- Develop and maintain relationships with third party leasing agents to facilitate the timely leasing of space
- Develop and maintain relationships with corporate tenants and potential tenants
- Cultivate and maintain strong positive relationships within the organization, with leading consultants and contractors, municipal staff and elected representatives.
- Ensure departmental compliance with legislation and regulations
- Review annual property budgets and input relevant leasing department generated requirements with respect to expected fees and fit-up costs.
- Monitor budgets with respect to the leasing department
- Responsible for approving invoices for development consultants.
- Maintain up-to-date knowledge of local markets, projects, and sites thoroughly: which include periodic site visits, and regular market visits coordinating proforma updates with analysts, and coordinating leasing site plan updates. Keeping up with trends and opportunities.
- Read, interpret and provide comment of design plans, real property surveys and building drawings when needed.
- Periodically inspect properties and recommend required action for leasing purposes
- Communicate, negotiate with tenants, agents and legal counsel and other professional advisors regarding leases, renewals and other ancillary documentation
- Develop, edit, review documentation required by leasing function.
- Review and approve all documentation completed by staff and third parties
- Execute leasing related documents on behalf of the company when so instructed
- Other duties as assigned by management
**Salary**: $65,000.00-$70,000.00 per year
