**Job Summary**:
Swallows Landing is seeking a skilled and dedicated Building Manager to oversee the day-to-day operations of two buildings, including their grounds and supporting systems. Reporting to the Strata Council and Property Manager, the Building Manager will play a vital role in maintaining the integrity, cleanliness, and functionality of the properties.
**Roles & Responsibilities**:
- Ensure all on-site equipment is well-maintained and operational.
- Supervise contractors working in common areas and coordinate access for necessary maintenance.
- Conduct regular inspections of stairwells, hallways, building exteriors, and parkades to ensure security and cleanliness standards are met.
- Perform minor repairs on buildings and grounds as needed.
- Supervise cleaning staff to ensure common areas are maintained to a high standard.
- Assist the Strata Council in various matters and resolving resident complaints.
- Oversee adherence to rules and bylaws set by the Strata Council.
- Coordinate and supervise moves and deliveries in and out of the buildings.
- Manage watering of common area plantings and maintenance of guest suites.
**Required Education, Skills, and Abilities**:
- Knowledge of building equipment and maintenance procedures.
- Strong communication skills for interactions with residents, council members, and contractors.
- Proficiency in Microsoft Office and record-keeping systems.
- Ability to perform physical tasks safely and within Occupational Health & Safety guidelines.
- Discretion and professionalism in handling sensitive information.
**Essential Functions**:
- Maintenance: Identify and report equipment issues, perform minor repairs, and ensure scheduled maintenance is carried out.
- Cleaning: Maintain high cleanliness standards in common areas and oversee cleaning staff.
- Guest Suites: Manage reservations, payments, and upkeep of guest suites.
- Bylaws/Rules: Ensure compliance with Strata bylaws and rules.
- Moves: Coordinate and supervise all move-ins, move-outs, and deliveries.
- Record-keeping: Maintain accurate records of entry fobs, keys, residents, and other property-related information.
- Other Duties: Establish good relationships with stakeholders, ensure personal safety, and assist in budget management.
**Position Details**:
- This is a full-time permanent position.
- Monday to Friday, 40 hours per week.
- Annual salary of $65,000-$80,000 to start, based on experience and education/certification(s).
- 3 weeks of vacation per annum to start.
- 6 sick days per annum.
- A cell phone for work related purposes will be provided.

- Clean criminal record check.

Swallows Landing is comprised of two separate varied profile multi-story residential buildings.
The design scheme acknowledges the inherent value of the sensitive eco-system present on the lower portion of the site and respects it by preserving its integrity and ensuring its protection.
The building design fundamentally recognizes the prominence generated by its location and topography, and endeavors to generate on it a character and silhouette that will be in its own right a focus and landmark at the entrance to Victoria’s glorious inner harbour setting.
