**_ Program Overview - Housing Team, Housing & Homelessness Services_**
- The Housing & Homelessness Services Unit’s primary goal is to help street involved people and/or those with low income to find and maintain appropriate housing and work within an eviction prevention model. The philosophy of this work is in keeping with WoodGreen’s commitment to community building and development, anti-discrimination and harm reduction. _

**_What You Will Do_**
- Property Management Responsibilities:_
- _ Administrate RGI for all tenants, including annual income reviews and required notifications and/or RGI calculations._
- _ Facilitate intake management; background checks, generate leases, and orientation. _
- _Collect rent, establish payment schedules to manage any arrears, and follow up LTB Notices._
- _ Work with building services to ensure units/building facilities are maintained in good repair._
- _ Educate tenants about basic and preventative maintenance issues, and their responsibilities in maintaining their apartment as per signed tenancy/occupancy agreement._
- Housing Administration & Tenant Relations Responsibilities:_
- _ Conduct assessments and assist tenants in identifying any issues, problem areas, and relevant needs within their housing community and facilitate problem resolution to address issues._
- _ Facilitate, support, and encourage engagement of tenants in the ongoing management of their building and participation in tenant community. _
- _Provide tenants with necessary housing information, including their rights and responsibilities._
- _ Facilitate tenants’ participation to develop community standards/policies, resolve conflicts, mediate grievances, and develop forums to address issues. _
- _Provide remedial support and access to resources and referrals for residents managing situational and/or ongoing inter/intra personal concerns._
- _ Intervene in crisis/conflict situations and mediate disputes as it pertains to their tenancy._
- _ Work with tenants through issues that impact security of housing._
- _ Identify and address barriers to tenants maintaining their tenancy._
- _ Work from an eviction prevention model to support tenants to maintain housing through regular follow up, case conference meetings, and liaising pertinent supports to tenants._
- _ Monitor and review tenant needs and issues and communicate the information to the Manager._
- _ Act as a service broker, a mediator, and a link with other agencies to support tenants. _
- Community Development Programming:_
- _ Develop Community Building programs to engage residents, encourage social interaction and inclusivity, and to support empowerment and self-sufficiency._
- _ Assess social recreational needs of tenants._
- _ Work with team to plan and deliver community programs._

**_ What You Bring to the Team_**
- _
BSW or a related undergraduate degree._
- _ 2+ years of experience in social services with supporting individuals who have history of street involvement and/or individuals with low income._
- _ Understanding of the Residential Tenancies Act, the Housing Services Act, Ontario Human Rights Code, and Accessibility for Ontarians with Disabilities Act._
- _ Property management experience including lease administration, rent collection, and unit turnover management._
- _ Experience with group facilitation and an understanding of group dynamics._

- _Knowledge of issues faced by newcomers to Canada. _
- _Knowledge of client centered, feminist, and anti-oppressive frame works._
- _ Experience in conflict resolution, crisis response, intervention, de-escalation, advocacy, and negotiation skills._
- _ Knowledge of community resources to support low-income individuals, individuals with a history of mental health or addictions, and individuals with history of trauma._
- _ Demonstrate cultural competency with ability to communicate clearly with individuals from diverse ethno-cultural backgrounds and levels of abilities._
- _ Ability to work collaboratively and individually, to multi-task, organize, and prioritize efficiently._
- _ Strong interview, assessment, analytical and problem-solving skills._
- _ Excellent verbal and written communication skills._
