**Position Summary**
The Property Manager will be responsible for managing Vortep Kasi Inc.'s diverse portfolio of short-term, long-term, and commercial rental properties. This role oversees day-to-day operations, ensures tenant satisfaction, and integrates smart building technologies to enhance operational efficiency.
**Key Responsibilities**
**Property Management**
- Oversee short-term, long-term, and commercial rental properties.
- Conduct regular property inspections, ensuring timely maintenance and repairs.
- Handle tenant/guest relations, addressing complaints, resolving issues, and enforcing lease terms.
- Prepare and execute rental agreements in compliance with legal standards.
**Operational Management**
- Manage day-to-day property operations, ensuring tenant satisfaction and optimal property functioning.
- Plan and oversee immediate and routine maintenance to uphold high standards, focusing on structural, plumbing, and electrical needs.
**Tenant Relations**
- Address tenant inquiries and disputes to foster a positive community atmosphere.
- Conduct tenant screenings, manage move-ins/move-outs, and handle lease renewals.
**Marketing and Leasing**
- Implement marketing strategies to maintain low vacancy rates for long-term rentals.
- Draft and update lease agreements in compliance with local and provincial regulations.
**Short-Term Rental Management**
- Manage short-term rental platforms (e.g., Airbnb), maintaining high response rates, Superhost status, and positive guest reviews.
- Respond promptly to guest communications, including outside of regular business hours.
**Vendor and Contractor Management**
- Coordinate with service providers to maintain and enhance property conditions.
**Strategic and Financial Planning**
- Develop and execute plans for major repairs, renovations, and property improvements.
- Prepare and manage budgets, oversee financial reporting, and ensure cost-effective property management.
**Regulatory Compliance**
- Ensure compliance with local and provincial health, safety, and real estate regulations.
**Technology Integration**
- Implement and manage smart building technologies.
- Utilize property management software to optimize operations.
**Emergency Response**
- Be available for emergency communications and responses outside regular working hours.
**Qualifications**
**Education**: Bachelor’s degree in Property Management, Real Estate, Business Administration, or a related field.
**Experience**: At least 3 years managing a diverse property portfolio, including short-term and long-term rentals.
**Skills**:
- Strong understanding of property management principles and practices.
- Excellent organizational and multitasking abilities.
- Proficiency in property management software and smart building technologies.
- Knowledge of relevant property laws, regulations, and best practices.
- Financial management skills, including budgeting and reporting.
**Preferred Attributes**

**Performance Expectations**
- **Occupancy/Vacancy Rates**: Maintain a vacancy rate below 5% for long-term rentals and a 75%+ occupancy rate for short-term rentals.
- **Customer Satisfaction**: Achieve an 80%+ CSAT score from long-term tenants.
- **Response Rate**: Ensure a 90% response rate for rental inquiries and tenant requests.
- **Financial Management**: Adhere to budget within a 5% variance and provide monthly financial reports.
- **Tenant Retention**: Maintain a tenant turnover rate of 10% or lower for long-term rentals.
**Working Conditions**
- **Hours**: 20 - 30 hours per week, with flexible scheduling. Some weekend and after-hours work may be required to handle tenant/guest communications and emergencies.
- **Location**: Primarily on-site in Vancouver with occasional travel to other regions as needed.
**Contract Terms**: Hourly rate of CAD $35 - $45 per hour based on experience; no traditional benefits are provided, as this is a contractor position. Contractors are expected to manage their own time, and time off will be unpaid.
**Job Type**: Fixed term contract
Contract length: 12 months
Pay: $32,500.00 per year
Schedule:
- Monday to Friday
- Weekends as needed
