**COMMUNITY MANAGER WANTED**

Permanent, full-time position open for an experienced community manage for a multifamily residential property in Fort Saskatchewan, AB.

The Community Manager is responsible for the day-to-day operations of the property and ensures that the residents are treated in a friendly and professional manner. Full building occupancy of qualified tenants is a primary goal.

**PRIMARY RESPONSIBILITIES**

The Community Manager will perform, but not be limited to, the following duties:

- Administrative Duties including lease renewals, and all other monthly & yearly paperwork Collect and process all rent and operating fee payments by the first day of each month.
- Deposit all funds on the first business day of each month.
- Maintain records of operations and transactions using MRI Property Management Software**.**
- Enforce building rules and regulations.
- Respond to all rental inquiries, from viewing to leasing.
- Verify all references and perform credit checks on applicants, abide by & know the legislation put forward by the Alberta Residential Tenancies Act and all other applicable legislation.
- Respond to all emergency calls in a prompt manner (this is a 2_4/_7 on-call responsibility maintained by both management and maintenance).

**Oversee**

Maintenance staff as they perform basic tasks such as painting, repairs, tenant requests, etc., in a timely manner. Ensuring high standards are set and maintained, shop rooms clean plus know basic operations of mechanical systems, The activities of trades working on site, as well as scheduling their work. Cleaning duties of staff in common areas as well as the cleaning of suites prior to occupancy.

**SUMMARY**

The Community Manager is responsible for the day-to-day operations of the property and ensures that the residents of the building are treated in a safe and professional manner. Full building occupancy of qualified tenants is a primary goal.

**PRIMARY RESPONSIBILITIES**

The Community Manager will perform, but not be limited to, the following position duties:

- Issue receipts and deposit all funds on the first business day of each month
- Maintain records of operations and transactions
- Enforce building rules and regulations
- Respond to all rental inquiries
- Verify all references and perform credit checks on applicants
- Abide by the legislation put forward by the Alberta Residential Tenancies Act and all other applicable legislation
- Direct employees to tasks needed

**ADDITIONAL RESPONSIBILITIES**

Reasonable Work Requirement
- Will perform all tasks as requested by supervisor

Team Responsibilities
- Receive training as required and share knowledge and ideas with co-workers
- Assist at other sites if required and have a “team player” attitude at all times

Purchasing
- The Community Manager will be responsible for inventory and maintain operational supplies on site with the maintenance staff.

Transportation
- The Community Manager will be required to use their own vehicle from time to time at their own expense or as per the vehicle expense agreement.

Professionalism
- Will be “friendly but not friends” with tenants and trades.
- Agrees to promote the good name of the property and the organization.
- Will never voice job-related concerns to tenants

The Community Manager will have a clear understanding of the Alberta Residential Tenancies Act and can communicate the laws and property rules and regulations to the tenants. The Community Manager will have the skills to perform the maintenance duties as required for the position. The Community Manager will provide a current police clearance certificate immediately and when requested thereafter.

Pay: $52,500.00-$60,000.00 per year
