Le Rive Gauche condominium located in Cote Saint-Luc is currently looking for a Property Manager to plan, organize, direct and manage the activities of the Syndicate of co-owners.

ROLE AND GENERAL RESPONSIBILITIES:
Under the authority of the Board of Directors,
- Establish and maintain good relations with all building residents, and promptly reply to their service requests.
- Supervise building staff, direct activities, establish goals and objectives, conduct performance evaluations and communicate vision for operations and maintenance.
- Attend monthly board meetings and preparation of the minutes for distribution to the co-owners.
- Ensure all building rules and regulations are respected.
- Develop and maintain preventative and corrective maintenance schedules.
- Oversee maintenance activities such as elevators, HVAC, mechanical, plumbing, lighting, electrical, fire protection systems, pool equipment, etc.
- Meet all provincial/federal/municipal legislation and standards, including with respect to employment standards, human rights, employment equity, health and safety and environmental.
- Analyse tender and bid documents, as well as contracts and manage the projects.
- Provide timely and meticulous reports regarding any operational issues.
- Completion of quarterly and annual budgets and monthly accruals and variance analysis for review and approval by the Board of Directors.

KNOWLEDGE, EXPERIENCE AND SKILLS:

- 5 years of management experience
- Excellent command of French and English (spoken and written)
- Knowledge of real estate management
- Knowledge of Microsoft Office software
- Strong verbal and written communication and people skills, including a proven ability to build relationships
- Excellent accounting and business management skills;
- Excellent at planning and organizing
- Strong negotiation skills
- Knowledge of building standards and requirements coupled with sound technical knowledge
- Strong analytical and problem-solving skills

Le condominium Rive Gauche situé à Cote Saint-Luc est actuellement à la recherche d'un gestionnaire immobilier pour planifier, organiser, diriger et gérer les activités du syndicat des copropriétaires.

RÔLE ET RESPONSABILITÉS GÉNÉRALES:

- Sous l'autorité du conseil d'administration,
- Établir et maintenir de bonnes relations avec tous les résidents de l'immeuble, et répondre promptement à leurs demandes de service.
- Superviser le personnel de l'immeuble, diriger les activités, établir des buts et des objectifs, effectuer des évaluations de rendement et communiquer sa vision des opérations et de l'entretien.
- Assister aux réunions mensuelles du conseil d'administration et préparer le procès-verbal pour distribution aux copropriétaires.
- S'assurer que toutes les règles et tous les règlements de l'immeuble sont respectés.
- Élaborer et maintenir des calendriers d'entretien préventif et correctif.
- Superviser les activités d'entretien telles que les ascenseurs, les systèmes de chauffage, de ventilation et de climatisation, les systèmes mécaniques, la plomberie, l'éclairage, l'électricité, les systèmes de protection contre les incendies, l'équipement de la piscine, etc.
- Respecter toutes les lois et normes provinciales, fédérales et municipales, notamment en ce qui concerne les normes d'emploi, les droits de la personne, l'équité en matière d'emploi, la santé, la sécurité et l'environnement.
- Analyser les documents d'appel d'offres et de soumission, ainsi que les contrats et gérer les projets.
- Fournir des rapports opportuns et méticuleux concernant tout problème opérationnel.
- Établissement des budgets trimestriels et annuels et des comptes de régularisation mensuels et analyse des écarts pour examen et approbation par le conseil d'administration.

CONNAISSANCES, EXPÉRIENCE ET COMPÉTENCES:

- 5 ans d'expérience en gestion
- Excellente maîtrise du français et de l'anglais (parlé et écrit)
- Connaissance de la gestion immobilière
- Connaissance du logiciel Microsoft Office
- Excellente communication verbale et écrite et compétences en relations humaines, y compris une capacité avérée à établir des relations
- Excellentes compétences en comptabilité et en gestion d'entreprise ;
- Excellentes aptitudes à la planification et à l'organisation
- Solides compétences en négociation
- Connaissance des normes et exigences en matière de construction, associée à de solides connaissances techniques
- Solides compétences en matière d'analyse et de résolution de problèmes
