Leading and/or co-leading the construction team, the role of a Project Manager is to effectively plan, manage and coordinate all subcontractors, vendors, municipalities, utilities, consultants and third party consultants, throughout the construction and warranty process. All this while maintaining an ongoing relationship with the client. The Project Manager is responsible to deliver projects that meet, or exceed, the client’s expectations of schedule, quality and budget.

**Duties and Responsibilities**
- Provide construction management roles and responsibilities from pre-construction to project completion including but not limited to; design, construction methodology, scheduling, reporting, construction execution, value engineering, project budget and budget control.
- Effectively lead construction projects and assumes responsibility of the overall construction projects and schedules in conjunction with the project clients, subcontractors, vendors, Penalta’s Senior Management, Site Supervisor and Project Coordinator
- Familiarity with Canadian Construction Association contracts (i.e. CCA1, CCDC contracts)
- Coordinate all project start-up documentation and manages project start-up deliverables
- Independently leads the management process of multiple and concurrent construction projects through prioritizing project activities and exercising influence over project team
- Perform budgets and estimates for projects including but not limited to; conceptual budgets, design build, construction management, cost plus and other projects not considered typical tendered projects
- Effectively review project drawings, specifications and develop project and subcontractor scopes of work
- Oversee and manage the processing, execution and follow-ups of project Change Orders/Directives, RFI’s, Site Instructions and Meeting Minutes using Procore or other project management software
- Effectively prioritize and manage project tasks, milestones and deliverables for each construction project
- Effectively manage project financials such as; project budgets, invoicing, financial forecasting a project profitability
- Responsible for managing and ensuring proper construction site safety as outlined in the OHSA, IHSA and all other bodies having jurisdiction
- Coordinate, manage and communicate with all municipalities, local authorities, subcontractors to effectively deal with challenges such as deliveries, labour, schedule and payment disputes; evaluates solutions and takes the initiative to ensure the best solution is provided
- Development and ongoing management of construction schedules identifying key deliverables and milestones
- Manage material procurement and lead times for all construction projects
- Ongoing management of construction and project quality control
- Daily communication with site personnel
- Work and support the estimating department on up-coming project tenders and RFPs as required
- Coordinate and chair regularly scheduled meetings on site with owners, stakeholders and subcontractors
- Ability to effectively report and attend project reviews and updates with senior management
- Efficiently and effectively complete deficiencies, warranty work, As-built drawings and Close-out documentations within the required timelines with subcontractors, Site Supervisor and Project Coordinator within required timelines
- Manage and maintain relationships with clients and stakeholders to encourage repeat business
- Weekly Reporting to all project stakeholders
- Provides other duties as requested and/or required

**Knowledge, Expertise & Technical Skills**
- Proficient in Procore or other equivalent Project Management Software

**Skills, Abilities & Competencies**
- A breadth understanding and knowledge of construction drawings, specifications, methodology, scheduling and processes
- Exceptional communication and interpersonal skills with a proven ability to effectively communication to all parties involved throughout the construction process, and in conflict resolution (both verbal and written)
- Exceptional problem solver, negotiator and analytical skills
- Professional attitude with an attention to detail, inquisitive, strong organizational and planning skills, and is able to time manage and prioritize multiple projects at one time
- Highly motivated persons with integrity, and positive attitude
- Excellent computer skills and ability to learn new technologies
- Ability to work well independently and as part of a team.
- Ability to travel to construction sites, client and consultant meetings, and site inspections
- Be able to travel throughout Ontario and Canada, if required
- Flexibility to adjust core working hours as required.
- Willingness to continue education and development of ones skills and abilities

**Salary**: $85,616.65-$93,668.84 per year
