We are currently seeking a Condominium Property Manager to join our Winnipeg office. The role of the Condominium Property Manager is integral to ensuring the efficient and effective operation of our condominium property management department.
**The key responsibilities of a Condominium Property Manager are as follows**:
- Organizing and monitoring purchase/work orders
- Processing and coding invoices
- Establishing and updating files for WCC, building, and owners
- Managing charge backs and tracking their progress
- Generating, distributing, and recording various forms of correspondence
- Proficiency in Bylaws, Declarations, Rules & Regulations, and other necessary documents
- Preparing correspondence for property owners
- Managing all aspects of AGM requirements and associated correspondence, ensuring appropriate follow-up
- Attending condominium board meetings as necessary
- Overseeing key control, common area upkeep, and parking management
- Maintaining accurate internal records
- Being available for on-call emergencies
- Undertaking additional responsibilities as required
**A background in property management is required.**
**Qualifications for Success**:
- Property Management License
- Prior experience in property management
- Familiarity with property management and accounting software, with a preference for knowledge of Yardi
- Reliable vehicle and valid driver’s license
- Strong organizational skills and a collaborative mindset
- Ability to navigate challenging interpersonal situations
- Above-average written and verbal communication abilities
- Competence in preparing and analyzing financial statements
- Understanding of the Tendering process for service contracts
- Capacity to conduct property inspections and effectively communicate with Residents, Owners, and Boards regarding operational matters
- Familiarity with the Condominium Act (Manitoba)
- Skill in establishing and maintaining electronic filing systems
- General awareness of building maintenance and operations
- Must be able to work independently with little or no supervision
- A love for working in a fast-paced environment
- Flexibility to work extended hours as necessary to fulfill job responsibilities
- Successful completion of a Criminal record check
**Salary**: $60,000.00-$80,000.00 per year
