Avana is hiring a **Maintenance Manager** for our **Regina** portfolio. The successful applicant will be a professional, self-reliant, trustworthy, and efficient individual who has endurance, the ability to follow instructions, a commitment to safety, is responsible for our on-site manual labour tasks and supports the operations of Avana’s property portfolio. You will be responsible for a variety of maintenance work on our properties, from interior repairs and upkeep to exterior site maintenance and minor landscaping needs, where needed.
On a day-to-day basis, the Maintenance Manager will report directly to the Team Lead, Asset Management & Maintenance.
**Key Responsibilities**:
- Have a good understanding of basic thermostats, plumbing, electrical, and mechanical issues.
- Effectively manage all resident and property management requests for maintenance.
- Support all maintenance needs throughout all of Avana’s owned property assets.
- Complete move-out walkthroughs with the Property Manager to estimate repair costs and time.
- Tighten, replace, and/or install various items including lights, light bulbs, doorknobs, closet shelving, appliances, doors/locks, flooring, faucets, etc.
- Ensure proper and accurate inventory management and equipment maintenance.
- Minor plumbing, electrical, heating/cooling maintenance and repairs.
- Perform basic maintenance on kitchen appliances, washers, and dryers.
- Move-out cleanings of rental properties and/or appliances as required.
- Drywall patching, minor and major interior painting, trim removal/replacement, and caulking.
- Recode battery-operated, electronic-entry keypad deadbolts.
- Test smoke detectors and keypad deadbolts, change batteries, and/or replace smoke detectors and deadbolts as needed.
- Notify and execute and report maintenance of homes (quarterly inspections, fire alarm checks, filters, duct cleaning, etc.).
- De-ice and remove snow on properties' sidewalks.
- Overall site cleanliness, site management, and landscaping maintenance, including but not limited to weed control, seasonal sprinkler blowouts, exterior waterline checks, etc.
- Respond to after-hours maintenance calls, if required.
- Enforce and follow site safety rules to minimize work-related accidents and injuries.
- Any other tasks as assigned by the Team Lead.
- Attend and represent Avana at various community events and functions.
**Skills and Qualifications**:
- Class 5 Driver’s License with a clean driver’s abstract. The ability to haul a trailer is an asset.
- Experience working with boilers is an asset.
- Fireman Boiler Operator Certificate is an asset.
- 5th Class Power Engineer Certification is an asset.
- Preference to work in a fast-paced environment and a commitment to excellence.
- Accuracy and attention to detail, possessing positive interpersonal skills.
- Heavy lifting, working outdoors, and manual labour tasks are a large focus of the role.
- A team player with a strong ability to work independently, self-schedule, and efficiently manage.
- Ability to exercise tact and maintain confidentiality at all times.
- Pride yourself on high-quality work. Ability to be a team player.
- Must be legally eligible to accept employment in Canada.
**Compensation Package**:
- **Benefits**:Dental and medical benefits package. 80% of the cost is covered by Avana. Option for the employee to purchase disability and life insurance.
- **Pension**:The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year 4 and 5% of salary matched in year 5.
- **Vacation Entitlement**:20 business days per year. Must be accumulated prior to taking them.
- **Annual Bonus**:Opportunity to earn up to 10% of salary as an annual bonus.
- **Probation Period**:The probation period is 90 days from the start date.
- **Criminal Record Checks** are required for all Avana employees prior to being hired. This is to be obtained at your expense and will not be reimbursed by the Employer.
