Maintenance Manager

**Position Summary**:
Maintenance is vital for establishing the community’s reputation for quality as well as for promoting the safety, health, comfort, and sense of well-being for residents, visitors, and staff.
The Maintenance Manager is responsible for assuring that proper maintenance is performed at his/her specific facility and network directly with the Operations and Administration Director and Director of Maintenance at Home Office. The Maintenance Manager will oversee the maintenance of their community, including building exterior and interior, grounds, walkways, driveways, and parking lot while tracking and completing preventative maintenance items throughout the seasons. The Maintenance Manager will be expert in emergency preparation and response duties along with hazard communication procedures.
**Qualifications**:
- Must have high school diploma or equivalent.
- Must have a minimum of two years’ verifiable direct maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
- Must have experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These tools include circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine.
- Demonstrate ability to communicate effectively in English, both verbally and in writing.
- Meet state or provincial health related requirements.
- Maintain any certifications as required by state or provincial regulations.
**Essential Duties & Responsibilities**:
- Maintain resident, employee, and community information in strict confidence (with community management or other employees as necessary).
- Assure adherence to maintenance guidelines, including but not limited to:
Ø Perform and/or monitor daily community inspections to promptly address maintenance concerns;
Ø Maintenance and annual service of community exterior and interior as well as community assets;
Ø Monitor maintenance requests daily to promptly address concerns;
Ø Perform preventative maintenance according to preventative maintenance program;
Ø Manage, order and effectively interact with contracted maintenance service personnel;
Ø Implement and assure adherence to maintenance guidelines by performing community repairs and maintenance tasks such as electrical, plumbing, HVAC, landscape, carpentry, painting, flooring, and general assets repairs, service and inspection;
Ø Protect equipment and supplies by assuring proper storage and inspecting for inadequacies and notify management of any damage, deficits or disturbances;
Ø Order equipment, parts and supplies as necessary;
Ø Perform maintenance tasks for residents;
Ø Assure safe, functional condition of mechanical room
Ø Perform emergency maintenance services at community on an on-call basis;
- Directly oversee Maintenance Technician and Housekeeping, including but not limited to:
Ø New employee orientation, education and training;
Ø Maintaining monthly work schedules;
Ø Assist in deep cleaning of common areas according to schedule;
Ø Maintain Annual Suite Service schedule and perform Annual Suite Service of resident suites according to schedule;
Ø Perform routine suite cleaning audits;
Ø Perform quality assurance audits;
Ø Assure adherence to all maintenance and housekeeping guidelines.
- Directly oversee Bus Driver duties, including but not limited to:
Ø Compliance with community bus inspection, insurance, and maintenance requirements;
Ø Assuring Bus Driver completes home office driving approval process;
Ø Assuring compliance with community bus cleaning and repair requirements;
Ø Maintaining efficient transportation schedule.

- Effectively interact with Director of Maintenance.
- Assist in monitoring capital improvement projects.
- Check stocking levels of all consumables and order, replace and restock as necessary.
- Perform duties and conduct training associated with community emergency and disaster response systems and procedures, including conducting monthly fire and missing resident drills.
- Maintain Hazardous Chemical Inventory and Material Safety Data sheets according to community Hazard Communication Program.
- Adhere to maintenance budget.
**Other Job Duties & Responsibilities**:
- Adhere to all community policies and procedures.
- Adhere to dress/appearance code. (Changes in attire may be permitted for special circumstances as directed by your supervisor).
