Reporting to the General Manager, the Maintenance Manager for providing guidance to the Maintenance Worker and is responsible for taking the lead on facility preventative maintenance program initiatives, coordinating upgrades and repairs. This position will receive maintenance concerns from move-in/out reports, general maintenance requests, and issue work orders. The Maintenance Lead is responsible for all handyman maintenance in these Buildings.

KEY ACCOUNTABILITIES (INCLUDE BUT NOT LIMITED TO):

- Provide guidance and support to the Maintenance worker in execution of maintenance tasks
- Perform general repairs involving building maintenance, plumbing, electrical, window and floor repairs, etc.
- Perform handyman maintenance throughout the building (i.e., access panels, repair baseboards in hallways, door guides, drawer cabinets, etc. )
- Complete preventative maintenance program and tasks, daily, weekly, monthly (i.e., testing water sample, filter changes, rooftop checks - changing belts, fan wheels, etc. ) and record in the preventative maintenance log book
- Complete an external and internal visual perimeter check of the building daily, checking for burnt out lights, leaks, etc., helping with litter pick up and maintenance of the overall appearance of the property
- Check all appliance brought into the site by Tenants for their personal use to ensure safety and CSA Standard approval.
- Manage and control the distribution of suite as well as utility keys
- Remove snow from perimeter walks as required.
- Receive delivered goods/supplies and furniture.
- Asist with furniture/tenant moves
- Setup/tear down for special events and functions.
- Monitor facility maintenance expenditures
- Ensure all chemicals are properly labeled and securely stored.
- Monitor maintenance issues of the building and property by making regular observation rounds.
- Perform visual inspections of all heating and ventilation equipment, record any unusual noises, banging or vibrations for follow up Technical Services Supervisor
- Understand where to locate and how to operate all major shut-off valves (i.e., domestic water shut-offs, sprinkler shut-offs, riser shut-offs, etc. )
- Perform maintenance on vacant suites (move-ins and move-outs)
- Replacing light switches, plug-ins and lights.
- Adjust taps, tap sprouts, shower heads, drains.
- Cleaning boiler room and maintenance office
- Understand where to locate and operate breakers in the tenants’ suites and the electrical closets
- Troubleshoot and diagnose maintenance issues as needed
- Understand the operation of the elevator and the manual and lock-out keys processes
- Provide assistance to the housekeeping department as required
- Understand and become knowledgeable in the following procedures: o Power failure o Fire alarm activation o Building evacuation
- Participate in the on-call rotation for the maintenance department
- Always promote safe work practices, role model and provide leadership for safe work practices and behaviors for all contractors and staff.
- Participate in and support the organizational OH&S program.
- Complete and attend all mandatory in-services, departmental meetings and required organization education.
- Keep Maintenance GM aware of work progress on regular basis.
- Other duties as assigned.

EDUCATION AND EXPERIENCE:

- Extensive experience working in a Maintenance role.
- Certificate from a program in general maintenance.
- Minimum of five (5) years’ experience in a similar role is required.
- Mechanically inclined with some plumbing and electrical experience or a demonstrated knowledge/understanding of these areas.
- Previous experience working with seniors or in a social housing setting would be ideal.
- Advanced First Aid Certificate is not required but would be an asset
- WHIMIS certification

WORKING CONDITIONS:
This industry requires empathy for and an understanding of the needs of seniors and requires a complete and current (within three months) Vulnerable Sector Check including a Criminal Background Check. This position is a fast-paced, challenging, working environment that provides complex care to seniors and other marginalized populations. This role involves occasional periods of extended hours to facilitate the complexity of the care provided in this building and requires high cognitive function to absorb complex information and stress associated with managing emotionally charged situations. The ability to deal with competing priorities and using one’s professional discernment to understand where the focus needs to be when being pulled in several directions.
