As the Property Manager, you will report directly to the Principal and act as the liaison between tenants, suppliers, clients and the management team. You will be responsible to maintain strong and positive relationships with clients, work closely with the maintenance staff and trades, ensure that client properties are maintained and desirable for current and future tenants, prepare and monitor budgets, and ensure that all maintenance and safety codes and standards are met.

**Essential Duties & Responsibilities**
- Successfully manages a mixed portfolio of commercial properties, multi-unit complexes and individual homes within all legal and safety codes, regulations, and standards.
- Manages maintenance and property staff, and schedules contractor’s day-to-day activities.
- Exercises excellent problem-solving skills to resolve any client or tenant maintenance issues.
- Maintains professional positive relationships with property owners and works with them for project approvals.
- Organizes and executes work orders and/or projects within the time constraints to ensure rented units are ready for new tenancies and that all timelines are met.
- Completes onsite inspections and/or meetings with contractors, tenants, municipal officials, clients, property owners, and others as needed.
- Reviews and monitors weekly vacancy reports and monthly operating reports.
- Achieves financial objectives by forecasting requirements for annual budget process, analyzing budget variances, ensuring all rents are collected on time, and participating in annual CAM reconciliation process.
- Inspects units at turnover and prepares a scope of work required to re-rent the unit in a timely manner.
- Schedules and completes regular site inspections and ensures preventative maintenance is scheduled and completed.
- Reviews and approves work orders and invoices for timely work execution and payment.
- Ensures that all municipal and provincial work orders are resolved.

**Required Skill Set**:

- Proven experience managing teams and successfully operating a property portfolio.
- Ability to manage multiple projects simultaneously.
- Excellent organizational and project management skills.
- Polished and diplomatic communication skills.
- Quality customer service oriented.
- Be energetic and possess a can-do attitude.
- Knowledge of the Residential Tenancies Act, Labour Relations Act, Fire Code, and Occupational Health and Safety Act.
- Strong command of the English language, verbal and in writing.
- Strong computer skills in Microsoft Office products such as Word, Outlook, and Excel.
- Experience using Yardi is considered an asset.
- Driver’s license and own reliable vehicle required (reimbursement for all company related work travel).
- Positive criminal check must be provided upon hiring.

Our office is open Monday to Friday, 8:30 am to 4:30 pm. Approximately 40-hour work week plus rotating on-call every other week with occasional evening, weekend, or Saturday work may be required.

**Salary**: $60,000.00-$65,000.00 per year
