London, Canada London Area Developer Full time

London-area Developer looking for a Property Manager to manage a growing portfolio of owned and managed residential apartments, commercial units, and industrial units, including some condominiums.

Key Responsibilities
- Ensure timely and proper collection of residential and commercial rents, and ensure enforcement of lease rights and obligations.
- Liaise with the residential and commercial tenants on day-to-day property management issues.
- Monitor work order/service request from tenants and ensure that they are completed properly and cost effectively
- Actively market vacant units, prepare residential leases, assignments & renewals
- Liaise with Property Accountant for completion of Additional Rent Reconciliations & collection.
- Perform building inspection activities, including tenant move-ins and move-outs.
- Oversee maintenance and security of buildings, to include managing service providers and implementing preventative maintenance schedules.
- Respond immediately to all emergencies both during regular working hours and after hours when on call
- Administering financial matters of the portfolio including budgeting, analyzing expenses, and reviewing and coding invoices, and reporting to owners/managers.
- For condominium corporations:

- Prepare agendas and conduct meetings for unit owners (some evening meetings required) and take meeting minutes.
- Prepare owner notices and information packages for distribution
- Prepare condominium status certificates
- Overseeing, maintaining, and inspecting all designated condominiums.
- Performs other duties, as assigned.

**Qualifications**:

- Self starter with excellent verbal and written communication skills and strong organizational skills
- Experience in commercial and residential property management
- Proficiency in property management software and Microsoft office skills
- Valid Driver’s License and clean driving record.

Additional experience, not required but would be an asset:

- Experience in enforcing the Residential Tenancies Act & navigating the Landlord and Tenant Board requirements & tribunals.
- Good technical knowledge of building systems - electrical, HVAC, elevator etc.
- Having a general or limited license issued by CMRAO as a condominium manager in Ontario.
