The Project Coordinator is responsible for providing a combination of project technical assistance, analysis and coordination in support of real estate development and capital projects. The incumbent engages in daily discussions and negotiations with contractors, consultants and the Client-Partners about quality of work, interpretation of contract documents, scope changes, progress claim reviews and other issues. Supervision and mentorship will be provided by the Project Team Lead and Senior Project Manager, with the chance of advancement to Project Manager based on performance.

**Key Responsibilities**:
Ø Monitor and control project predevelopment timelines and schedules as required.

Ø Liaise with Client-Partner representatives (e.g. on contract-related problems and risks, negotiate and issue change orders)

Ø Manage furnishings, fit-up and equipment (FFE) scopes and budgets for Mixed Use Building projects including (but not limited to):

- Preparing appliance schedules for projects with delivery checklist.
- Developing and creating of Requests for Proposals (RFPs) for different types of contracts.
- Gathering quotes and finding cost reduction measures for each project, including contract negotiations.
- Coordination of Owner supplied/procured equipment and materials with the builder’s work and schedule.
- Post construction warranty coordination

Ø Maintains site activity records (i.e. photos, reports, record of transmittals, etc.).

Ø Coordinate consultant construction review and third-party site review and testing.

Ø Ensure health and safety, industrial security and environmental compliance.

Ø Schedule and facilitate project meetings; create and distribute meeting minutes.

Ø Prepare presentations and proposals including graphic layouts.

Ø Manage project financials in line with client expectations, best practices and contractual financial reporting.

Ø Maintain computerized project database management system with intuitive naming conventions.

Ø Perform other related duties as required or assigned.

**Qualifications**:
Ø Degree or diploma in engineering, applied science or related field with 2-3 years relevant experience, or the equivalent.

Ø Knowledge and experience on building codes, integrated design process, Design Bid Builds projects would be considered an asset.

Ø Interpret construction drawings and specifications.

Ø Strong communication skills, both oral and written

Ø Effective time management, able to work under pressure and meet tight deadlines

Ø High attention to detail; strong organizational skills

Ø Intermediate to advanced skills in Excel, Word, MS Projects, Powerpoint and other Microsoft Office program

**Conditions of Employment**
